October Newsletter | Residential Development Updates

Planning a new home or considering a property development? Staying informed about changing regulations and technical requirements can make a real difference.

In our October newsletter, we cover three key updates affecting residential development in Auckland:

• Resource Management Reform — changes to what councils can consider when assessing certain residential resource consent applications.

• Electricity Network Rules — what to check when planning near overhead power lines or considering subdivision.

• Stormwater & Rainfall Updates — how Auckland Council’s updated TP108 rainfall data may affect drainage design and flood risk assessments.

Understanding these changes early can help you identify site constraints, make informed decisions and plan your next steps with greater confidence.

Swipe through our October newsletter for the key points.

Planning Update | Changes to Auckland Residential Development

From 30 October 2026, changes to the Resource Management Act (RMA) will narrow the scope of certain residential resource consent assessments.

For property owners and developers considering subdivision or townhouse developments, this may create greater flexibility in how some sites are designed and utilised.

The changes cover specific matters such as outdoor living space, balconies, glazing, internal layouts, dwelling size and landscaped area (excluding permeability-related considerations).

However, this does not automatically mean more dwellings can be built, nor does it remove all resource consent requirements. Other applicable planning and technical requirements must still be assessed on a site-by-site basis.

SIGN’s perspective: While planning requirements may change, good residential design should not be compromised. Natural light, ventilation, functional layouts and quality outdoor spaces remain essential to creating homes that people enjoy living in.

Considering a development? Start by understanding your site constraints and seek professional planning advice before making decisions based on the new rules.

This post shares general planning information and design perspectives only. Project-specific advice should be obtained from a qualified planning professional.

SIGNarch | More Than Matching the Image

A beautiful render is only the beginning. The real satisfaction comes when we look back at a completed project and see the original design intentions still present in the finished home.

While revisiting one of our Warkworth projects from last year, we were reminded of how much care goes into that journey — from the warmth of timber and glass, to the connection between indoor and outdoor spaces, and the way the building quietly sits within its landscape. There is always a gap between an idea and reality, and every project teaches us something new about materials, construction and detail.

For us, design is not just about creating a beautiful image. It is about making the idea real.

Built Project | The Details That Create the First Impression

The feeling of wanting to call a place home often begins before you even step inside.

A warm entrance light, a simple fence defining the boundary, or a carefully placed letterbox may seem like small details, but together they create a sense of arrival. For us, a home's sense of occasion doesn't need to be expensive. It comes from thoughtful details that make the journey from the street to the front door feel comfortable, welcoming and considered.

The layout forms the structure of a home. The details create the feeling.

Project Feature | 2,000m² Site × 400m² Single-Level Home

A larger home isn't simply about having more space. It's about creating more possibilities for everyday life.

Set on an approximately 2,000m² site, this 400m² single-level home is designed around connection — between living spaces, natural light, views and the outdoors. Large windows create different views throughout the home, while the seamless transition between indoor and outdoor areas allows everyday activities to naturally extend outside. A covered outdoor platform beside the fireplace also provides a comfortable space to enjoy throughout the year.

For us, the beauty of a large single-level home is not simply its scale, but the sense of connection and breathing room it creates.

Design Reflection | Sometimes, Quiet Is Enough

We are often drawn to architecture that makes a statement. Yet over time, we find ourselves appreciating the buildings that don't need to.

White brick is simple, restrained and quietly tactile. It allows light, shadow and texture to become part of the architecture, creating a character that feels calm rather than demanding attention.

Architecture doesn't always need to impress. Sometimes, creating a place that feels good to live in is enough.

Design Reflection | Every Site Has a Story

Every project begins with a different site, a different view, and a different way of living.

For this home beside a golf course, we started by imagining how the future owner might experience the landscape every day. The home opens towards the green, with natural light, views and outdoor spaces carefully woven into everyday living.

Deep grey cladding, warm timber and bronze details allow the architecture to sit quietly within its surroundings, rather than compete with them.

Good architecture responds not only to the site, but to the way people want to live.

Project Feature | When a Design Becomes Tangible

There's always a special moment when a physical model is completed—it transforms an idea into something you can truly see and experience.

For this project, three standalone homes were carefully planned on a 639m² site, balancing natural light, privacy, and everyday functionality. The model allowed us to refine proportions, explore spatial relationships, and view the design from a new perspective.

A model isn't just a presentation piece. Sometimes, it's the conversation that helps great design take shape.
