Nebraska winters don't cause most roof failures, but they do make them worse.

Every small defect a roof takes into November—a hairline crack in sealant, a lifted shingle edge, a gap where flashing has pulled away—becomes a place water can sit. And all winter, that water runs the same cycle: soak in, freeze, expand, thaw. Each freeze pries the opening a little wider, and a Nebraska winter can run that cycle dozens of times.

The crack that was too small to worry about in August can become a leak by March.

Ice dams are a summer problem. They form in January, but they are prevented in September.

Heat escaping into the attic melts the underside of the snowpack on your roof. The water runs down to the cold eave and refreezes into a ridge that backs water up under the shingles. The fix is to put up enough insulation in the attic to keep house heat out and enough ventilation to keep it cold and dry.

You need a dry attic and a workable roof for insulation and ventilation work, and fall is the best time to do it.

If you were asked where roofs leak, you might guess it’s in the middle of a slope. But it's almost never there. It's the chimney.

Anywhere a roof meets something vertical, shingles alone can't seal it. That's where flashing does its job. Flashing is metal worked into the shingle courses and up the chimney side, usually with a counterflashing set into the mortar. It's a small system that does precise work, and it fails in small ways. The sealant dries out, a corner lifts, or mortar joints let go of the counterflashing.

The roof itself can be in great shape. Some of the leakiest roofs in Lincoln are 10-year-old roofs with 20-year-old flashing details.

If your chimney wall or the ceiling near it has ever shown a stain after a hard rain, the flashing is the first suspect. We can fix it for you before it gets worse. Give us a call.

Got a stain on your ceiling? Your roof has been leaking for a while now.

Water doesn't drip straight down from the hole. It gets under a shingle, finds a nail, follows the decking, runs along a rafter, and soaks into the insulation—sometimes eight or 10 feet from where it actually got in. That ceiling stain is the last stop.

By the time it appears, you need to check whether your decking is soft, how much of the insulation is wet, whether anything’s been damp long enough to grow something. At this point, a roof repair is a roof repair + drywall + insulation, and occasionally remediation.

If your ceiling has a stain you've been watching, it probably indicates more damage than paint alone will fix. Let us take a look—the inspection is free, and we'll tell you whether to paint or repair.

Lincoln has streets where the newest roofline is pushing a hundred years old, and the houses are still standing straight.

Part of that is materials, and most of it is good maintenance. A house from the 1920s has been reroofed several times over, had its gutters redone, its flashing replaced, its windows worked on. Old houses survive because somebody gave them love and attention, decade after decade.

When the leaves turn and start falling, it looks pretty, but those leaves can hide gutter problems, or just make them worse.

August is a good time to check three things: downspouts, gutter runs, and dump-outs.

Watch your downspouts during a hard rain. Water should move through them, not sheet over the gutter. Look at the gutter runs. Are they sagging or tilting? That means there is standing water in there. Then check where the downspout dumps out. If it’s right against your foundation, that’s how gutter problems turn into basement problems.

None of these checks requires a ladder. And it’s a lot easier to see before the leaves fall.

A foggy window isn’t dirty, and no amount of cleaning you do will work.

Double-pane windows keep your house comfortable with a sealed insulating layer between two sheets of glass. When the seal fails, that layer leaks out, moisture gets in, and the haze condenses where you can’t clean.

One foggy window is a repair. Several failing around the same time means the originals are probably reaching the end of their seal life, which runs 15 to 20 years.

The fix is frequently a new glass unit set into the existing frame rather than a full window replacement, which is significantly less expensive.

Tired of your second floor being too hot to live in? We can fix that.

An attic without enough airflow can run 40 degrees hotter than the air outside. All that heat presses down through the insulation into the bedrooms below, and your AC spends the evening fighting the attic heat instead of cooling the house.

Trapped heat also ages your roof’s shingles from the underside, and in winter, the same poor airflow contributes to ice dams on your eaves.

Ventilation is one of the cheaper things to fix on a house and one of the least visible, which is probably why it gets skipped. If your second floor runs ten degrees hotter than your first, have us look in the attic. The inspection is free.

A scheduling note as July wraps up: Fall is the busiest exterior season in Nebraska, and the calendar for it gets built in August.

Everybody wants their project done after the summer heat and before the first freeze. That's a real sweet spot, but it's not a big one, and storm work from the spring is still moving through it too.

If you know you've got exterior work coming (roof, siding, gutters, windows), getting on the schedule in August beats calling in October and hearing the soonest you can get on the schedule is November.

If hail hit your place this spring and you haven't done anything about it, you're not alone, and you're not out of time yet. But the clock is real.

Insurance policies set a deadline for filing storm claims. It's often a year from the date of the storm, and some policies give you less. Hail damage doesn't fix itself, but the window to file on it closes.

You don't have to decide anything right now. What's worth doing now is getting the damage documented—an inspection with photos and a date on it. If you file in the fall, you've got evidence from the summer. If you never file, you're out an hour and you know where your roof stands.

Check your policy for the deadline. It's in there, usually somewhere unhelpful.
