Is your building trying to tell you something?
Cracked masonry, peeling paint, standing water, deteriorated windows, or unexplained moisture may seem like minor issues, but they can be early signs of larger problems.

Regular inspections and preventative maintenance can help building owners identify concerns early, prioritize improvements, and avoid more costly repairs down the road. For historic buildings, thoughtful maintenance is especially important because preserving original materials often begins with simply keeping water, moisture, and deterioration under control.

We help clients assess existing conditions, prioritize needed improvements, and develop long-term plans for their buildings.

Preservation doesn't begin when construction starts. It begins with good stewardship.

Did you know that historic preservation can come with powerful financial incentives?

The Federal Historic Preservation Tax Incentives Program provides a 20% federal income tax credit for qualified rehabilitation expenses on eligible historic, income-producing properties. Under current tax laws, this credit is claimed ratably over a five-year period on your federal tax return.

For a project to qualify, the building must meet strict IRS eligibility requirements, and the physical work must follow the Secretary of the Interior’s Standards for Rehabilitation. While the credit covers a wide scope of structural, interior, and mechanical renovations, it strictly does not apply to building enlargements or new construction.

Here in Nebraska, the Federal Historic Tax Credit is administered in close partnership with the Nebraska State Historic Preservation Office (SHPO). When planned correctly, these tax credits serve as a vital tool for making adaptive reuse projects financially feasible while protecting the authentic character of our historic communities.

At Berggren Architects, we help building owners navigate preservation planning, architectural design, and the complex tax-credit application process from early assessment through final construction certification.

Project Highlight: Nebraska City Center for Children and Families

What was once the Nebraska City Elks Club was transformed into a centralized hub for community services through a thoughtful adaptive reuse project completed in 2015.

Berggren Architects completely reworked the building to accommodate a coalition of organizations serving children, families, veterans, workers, and the Nebraska City community. The renovation included new interior layouts, mechanical, electrical and plumbing systems, improved accessibility, a new exterior façade and roof, upgraded entrances and parking, and shared spaces including reception, conference, and break areas.

The project demonstrates the potential of existing buildings to serve new purposes while creating meaningful resources for the communities around them.

Did You Know? Two Landmark Buildings, One Remarkable Connection

What do the Bulgarian St. Stephen Church in Istanbul, Turkey, and the Kearney County Courthouse in Minden, Nebraska, have in common?

Both are notable for their unusual use of cast iron and steel as defining architectural elements.
The Bulgarian St. Stephen Church, often called the “Iron Church,” features a prefabricated cast iron exterior, including its walls, window frames, and bell tower. Thousands of miles away, the Kearney County Courthouse is known for its distinctive self-supporting cast iron and steel tower and dome.

Beyond their innovative construction, both structures demonstrate the importance of thoughtful preservation. Their exposed iron elements require specialized care to address weathering, corrosion, and long-term structural stability.

Project Highlight: Valley County Courthouse - Ord, NE // Built in 1919 and designed by William F. Gernandt, the Valley County Courthouse has undergone several improvements through a thoughtful, phased approach to modernization and preservation.

Beginning in 2011, Berggren Architects provided full architectural services to improve accessibility, address building code requirements, and restore historic elements. Across three major phases, the project included a new exterior egress stair, elevator, fire alarm and sprinkler systems, and restoration of the courthouse’s historic terra cotta and brickwork. Berggren also redesigned the Sheriff’s Department to improve security and convenience.

By carefully balancing modern needs with the character of the existing building, Berggren helped preserve this historic courthouse while preparing it to better serve Valley County for years to come (project completed in 2017).

Project Highlight: Wyoming State Capitol Restoration - Cheyenne, WY
The restoration of the historic Wyoming State Capitol was a $110 million, three-year undertaking that required careful attention to the building’s historic character and countless preservation challenges discovered during construction.

Berggren Architects provided historic preservation consulting to HDR Denver, with preservation architect Mike Dixon, FAIA, providing on-site support throughout the project. From documenting existing conditions and historic elements to providing field measurements, drawings, and guidance to craftsmen, Berggren helped address preservation questions as they emerged throughout construction.

Completed in 2019, the award-winning restoration was finished on time and on budget, with the Capitol rededicated on Wyoming Statehood Day.
We're proud to have contributed our preservation expertise to the restoration of one of Wyoming's most significant historic landmarks.
