With the opening of Porchlight Apartments, 125 new affordable homes become part of the South of Downtown neighborhood, bringing greater stability, opportunity, and well-being to individuals and families in Lincoln. That’s in part because this development includes both the new home of Clinic with a Heart, which offers free health and dental care, and community spaces designed to bring neighbors together.

The City supported this project with $2.77 million in financial assistance, working alongside an incredible group of federal, state, community, and neighborhood partners to bring it to life.

Since setting the goal to create or rehabilitate 5,000 affordable housing units by 2030, the City has supported 3,270 units across Lincoln. With each new project like Porchlight, we’re helping more of our neighbors enjoy the comfort, security, and opportunity that come with having a wonderful place to call home.

Hoppe Development’s Stoddard Apartments in Beatrice, Nebraska, was recently featured in Nebraska Public Media for the innovative transformation of a former elementary school into affordable housing. The story highlights how communities across Nebraska are finding new purpose for abandoned school buildings through adaptive reuse.

The redevelopment transformed the former Stoddard Elementary School into 25 high-quality, affordable apartment homes for adults ages 55 and older.

The success of the initial phase has laid the foundation for Stoddard Place II, an expansion that will transform the remaining school grounds into 45 affordable townhome-style units for families.

In 1926, there were 7,000 school districts. By 2000, that number was 544, and today it's 244. Some communities found new life for the school buildings left behind after students closed their books.

In case you missed it, Hoppe Development is a finalist in the 2027 Iowa Innovation in Rental Housing Pitch Competition for our project, The Wilmac.

This competition recognizes innovative housing projects that address critical needs across Iowa. Each finalist will present its proposal, and a panel of expert judges will select the winning project, which will have the opportunity to receive up to $14 million in Federal Housing Tax Credits over a 10-year period.

The Wilmac is a transformative adaptive reuse of a historic millworking building in Dubuque’s Millwork District, delivering up to 120 units of high-quality, mixed-income affordable housing.

What an exciting day for Hoppe Development! 🎉

Last week, we officially broke ground on The River District in Fort Dodge - and with it, celebrated Hoppe’s very first groundbreaking in the state of Iowa.

We are so grateful for the incredible support from community members, city leaders, project partners, and everyone who came out to celebrate this milestone with us. It was amazing to see so much excitement surrounding this project and what it will mean for Fort Dodge.

We’re proud to continue growing in Iowa and can’t wait to see The River District come to life!
