When was the last time someone actually walked this roof?
• Less than a year?
• 1-2?
• Longer?
I ask because we just finished a maintenance job in Denver where a w**d was growing out of the roof drain. That tells you how long this roof has been deferred. The other drains were filled with debris.
This is a Class A property in one of the nicest parts of town. The grounds were perfect. The roof was forgotten.
Everything else up there gets serviced. HVAC, exhaust fans, electrical. The only thing nobody maintains is the roof itself.
Old ductwork and insulation scrap sat in a corner right on the membrane. Once trash is allowed to sit on a roof, every contractor who goes up after stops respecting it. The mess grows.
Hundreds of screws left behind by other trades were scattered across the roof. The roof was already leaking at those punctures. They just were not big enough yet for anyone inside to notice.
Before we came down, we had patched 35 punctures and hauled off 13 bags of debris.
None of this had to happen. A yearly Roofing Maintenance Program, or RMP, catches all of it while it is still small. A clogged drain ponds water. Ponding water finds weak parts in the roof. Now you are paying for expensive remediation and you have unhappy tenants.
If your answer was over a year, or you don’t know, drop it in the comments. No judgment. Most roofs sit untouched until something leaks.
