Low slope metal is a different animal than steep slope. Water moves slower, so every detail has to be right the first time.

One detail you don’t want to miss with this panel: butyl tape on every rib overlap. Skip this and water can find its way in. It’s a small step that separates a roof that lasts from a roof that leaks.

Bonus: the white panels reflect heat instead of soaking it up, and that shows up on the cooling bill.

What a turnout at Lincoln Maintenance Appreciation Day! 🔧

Maintenance teams are the backbone of every community. The everyday fixes. The work orders that never stop. The work nobody sees that keeps residents comfortable.

Got a call from the roofing supply company last week. Wind peeled the rake metal back on their building.

Nothing off the shelf on this one. The metal had to be custom fabricated to match.

Best part of the job? Found this little gold wrestler up there standing guard. You never know what you’ll find on a roof.

Always feels good when the people who supply every roofer in town call us for their own roof.

Maintenance techs are the unsung heroes of multifamily.

Everyone sees the leasing office. Nobody sees the tech who has three work orders before lunch and a resident calling about a fourth.

We work closely with maintenance teams and understand the amount of work orders and different directions they get pulled. They are the ones who keep properties running every day.

The Apartment Association of Nebraska got it right this week with their Maintenance Appreciation Lunches. Omaha was yesterday. Lincoln is August 20 at Antelope Park, 11:30 to 1:00. Free lunch and a chance to win prizes.

If you run properties in Lincoln, make sure your maintenance team knows about it and gets the time to go. They earned it.

We spent today inspecting a multifamily property in Council Bluffs, IA for hail damage.

The chalk marks show where the roof took impacts. We found damage across the shingles, vents, and gutter systems, and we documented all of it with photos.

That documentation matters. When property managers and owners file a claim, they need a clear record of what happened. We make sure they have it.

If your property was hit within the last two years, it’s worth getting an inspection now. Hail damage often isn’t visible from the ground, and small impacts can turn into leaks over time.

Windstorm hit this apartment complex in Wyoming. Our guys got it tarped and dried in before the next system rolled through.

Full coverage, furring strips fastened down over the top. Wind can’t get under it.
