🏡 A little insight into one of our latest exciting projects!

We’ve recently been developing some preliminary sketch ideas for a proposed new dwelling in Newton Abbot, Devon.

From initial floor plan layouts and room arrangements to exploring elevations, materials and architectural detailing, it’s all about bringing ideas to life and finding the right balance between functionality, character and contemporary design.

This is genuinely my favourite part of the whole design process. There’s something incredibly rewarding about starting with a blank sheet of paper, exploring different ideas and gradually seeing a client's vision begin to take shape. It's where creativity really comes into its own, with endless possibilities to explore before settling on the right design direction.

These early sketches are just the beginning, but it's exciting to see this one starting to take shape. We look forward to sharing more as the project progresses!

🏡 From Traditional Barn to Beautiful Residential Annexe | Crediton, Devon

It's always rewarding to see a project come to life!

We're delighted to share this recently completed barn conversion in Crediton, where an existing outbuilding within the rear garden of the original dwelling has been transformed into a beautiful and practical residential annexe.

The project has given the building a new lease of life, creating additional living accommodation whilst retaining the character and charm of the original structure.

A great example of how existing buildings can be thoughtfully repurposed to meet modern living needs, making the most of the space available without the need for an entirely new building.

It's fantastic to see the finished result!

Another look at our Ogwell bungalow transformation…

We recently shared a little about this completed project, but with the finished photographs now back, it felt well worth taking another look at just how significant the transformation has been.

What started as a fairly traditional bungalow has been completely reworked to create a much brighter, more spacious and accessible home, designed around the way our clients need to live.

A substantial rear extension has created a fantastic open-plan kitchen, dining and living space, with large areas of glazing opening the house up to the garden and bringing far more natural light into the heart of the home. Internally, the ground floor was extensively remodelled to improve circulation, accessibility and everyday usability, while the new entrance creates a much stronger sense of arrival.

Accessibility was central to the design rather than something added afterwards. Wider circulation spaces, level access, a carefully considered wet room and improved connections between the house, terrace and garden all help create a home that supports greater comfort and independence without feeling institutional or compromising on design.

The before photos really show just how much has changed — particularly to the rear of the property, where the new contemporary extension has completely altered the relationship between the house and garden.

A great example of how an existing property can be adapted and transformed to meet very specific needs while still creating a home that feels warm, contemporary and enjoyable to live in.

Huge credit again to Unicorn Construction for the quality of the finished build, alongside David Golightly Consulting Structural Engineers for their involvement in the project.

And a huge thanks to Southern Design Windows for supplying and fitting the glazing, which is a huge part of this project.

And most importantly, it’s fantastic to know that the finished home is making a genuine difference to our clients’ day-to-day lives.

Designing homes is ultimately about people — and projects like this are a good reminder of why that matters.

Early ideas taking shape… ✏️🌊

We’re currently developing the initial concept for a replacement dwelling on a fantastic site in the South Hams, with some pretty spectacular views out towards the sea.

At this stage it’s all about exploring the opportunities of the site — looking at orientation, views, levels, internal layout and how the building can sit comfortably within its surroundings.

The early sketches are beginning to develop a contemporary home with strong connections to the landscape, generous areas of glazing to make the most of the outlook, and a simple natural material palette of local stone, timber cladding, natural slate and dark aluminium detailing.

There’s still plenty to explore and refine, but this is always one of our favourite parts of the process — taking the first ideas from a sketchbook and gradually turning them into a home designed specifically around its site and the people who will live there.

More to come as the design develops…

It was great to meet with the team at Southern Design Windows in Newton Abbot this morning, take a look around their showroom, learn more about what they do, and see first-hand where their aluminium and PVC window and door units are manufactured locally. 👏

Beyond the impressive products and facilities, it was brilliant to see the close-knit team and get a real feel for their shared, customer-focused approach, with a clear emphasis on quality and attention to detail. These are key values that align closely with our own, making it all the more exciting to build a relationship with a company that shares the same ethos.

A big thank you to Aaron, Adam, Alex, Joe and Callum for taking the time to show me around and talk me through everything. I was genuinely impressed with what I saw and look forward to introducing our clients and contractors to such an impressive local company as we move forward with future projects.

It’s always great to see quality, craftsmanship and a customer-first mindset right here on our doorstep! 🤝

🏡 A bungalow transformation in Ogwell, designed around accessibility, comfort and independence.

It’s fantastic to see the completed transformation of this bungalow in Ogwell, delivered by Unicorn Construction

This project was about so much more than extending and refurbishing a property. It was about creating a beautiful, practical home that works for our clients’ needs, with accessibility at the heart of the design.

From the extensive rear extension and full ground-floor reconfiguration to the carefully considered outdoor spaces, every element was designed to make day-to-day living easier and more accessible for wheelchair users. Creating step-free, wheelchair-friendly access both inside and outside the home was a key part of making the property work as a whole.

The attention to detail, quality of workmanship and level of finish throughout have been excellent, bringing together thoughtful design and practical functionality without compromising on the overall look and feel of the home.

Most importantly, our clients are absolutely delighted with the result and couldn’t recommend Unicorn Construction SW Ltd. highly enough to anyone considering a similar project. Their professionalism, collaborative approach and commitment to delivering a high-quality finish have made a real difference.

PLANNING PERMISSION GRANTED ✅

Replacement Outbuilding Approved in Newton Abbot

We’re pleased to have secured planning permission for the replacement of this existing outbuilding with a much improved new structure.

The proposal replaces the tired existing building with a cleaner, more contemporary design while still sitting comfortably within its surroundings. The approved scheme incorporates a rendered finish, timber doors, a natural slate roof and roof-mounted solar panels, helping to give the building a simple but high-quality finish.

It’s a great example of how even relatively modest projects can make a big difference — improving the appearance, usability and long-term performance of an existing property.

DREAMING OF YOUR OWN BARN CONVERSION? THIS COULD BE YOUR CHANCE…

If you’ve followed our work for a while and found yourself dreaming about taking on your own self-build or barn conversion, an interesting opportunity has just come onto the market.

One of our approved Class Q barn conversion schemes is currently being marketed by Stags, offering the chance to purchase a substantial rural barn with extant consent for conversion into four semi-detached dwellings.

But there could also be another route…

For anyone looking for a little more of the country life — and perhaps a few fewer neighbours! — the existing Class Q approval may also provide an opportunity to explore a completely different scheme.

An established Class Q consent can, in the right circumstances, form a fall-back position when making a full planning application. This can potentially open the door to negotiating a reduced number of larger, detached homes, where the alternative approved development remains a realistic prospect.

It’s a planning strategy we’ve successfully used before, and for the right purchaser this site could offer a really exciting opportunity to create something special.
