A LOOK BACK AT SOME OF OUR FAVOURITE BARN CONVERSIONS & REPLACEMENT FALL-BACK DWELLINGS...

There's something incredibly rewarding about transforming redundant rural buildings and unlocking the potential of sites through carefully considered replacement fall-back dwelling schemes.

From breathing new life into traditional barns while retaining their agricultural character, to designing contemporary replacement homes that make the most of established planning fall-back positions, every project presents a unique opportunity to create something special.

Our aim is always to combine thoughtful design with a thorough understanding of planning policy, delivering homes that sit comfortably within the landscape while providing beautiful spaces for modern living.

🎉 PLANNING PERMISSION RECEIVED!! 🎉

We're delighted to share that planning permission has now been granted in Dartmoor National Park for the exciting new outdoor playground improvements at Hennock Community Primary School and Preschool!!

Working alongside Hennock Community Primary School PTFA and Bridge Civil Engineering, this fantastic project will deliver a range of new facilities designed to inspire outdoor learning and play, including:

🌿 A new lean-to roof over the EYFS outdoor area
🌉 A bespoke bridge play structure
⛵ A new wind sail to provide shade and shelter
🎨 A variety of new outdoor play and learning activities for children of all ages

The scheme will significantly enhance the school's outdoor provision, creating an engaging, imaginative and weather-protected environment where children can learn, explore and develop through play.

The proposals also sought to deal with historical drainage issues on site and included the proposed installation of an attenuation tank and approval from SWW to discharge any additional surface water into the existing sewer.

We're incredibly proud to have supported the school and PTA in bringing this vision a step closer to reality and look forward to seeing the transformed space enjoyed by pupils for many years to come.

A huge thank you to everyone involved in making this happen!

A massive win for the local community and we're really looking forward to seeing the finished playground and the look on the children's faces.

From Underused Plot to Contemporary Family Home 🏡

It's always exciting to see the potential hidden within overlooked sites.

We've recently prepared proposals for a new contemporary dwelling on an infill plot in Cornwall, transforming an underutilised parcel of land into a high-quality family home that makes efficient use of the space while respecting its surroundings.

The design combines:
✨ Natural Cornish stone with slate cladding
✨ A dramatic double-height glazed entrance
✨ Sustainable contemporary materials and clean architectural lines
✨ Spacious, light-filled living spaces designed for modern family life
✨ Careful landscaping and parking arrangements to maximise the site's potential

The design is also works the strict confines of the plot which has both a mains combined and surface water sewer running directly through the site and provides the required offset from both, mitigating the need to divert the sewers which would have significantly increased the cost of developing the site.

By making use of an existing gap within the built-up frontage, the proposal demonstrates how sensitive infill development can deliver much-needed housing without encroaching on the open countryside, whilst enhancing the character of the street scene.

We love helping clients unlock the potential of challenging plots and creating homes that are both practical and visually striking.

What do you think of the transformation?

✨ Class Q Prior Approval Submitted | Barn Conversion | Warwickshire ✨

We're delighted to have submitted a Class Q Prior Approval application for the conversion of this redundant agricultural barn into a beautiful, light-filled family home in the Warwickshire countryside.

The proposal carefully retains the character and simple agricultural form of the existing building while transforming it into a contemporary home centred around a dramatic barrel-vaulted living space, generous glazing and open-plan family accommodation. The design celebrates the original barn structure while creating bright, spacious interiors that connect seamlessly with the surrounding landscape.

Projects like this demonstrate how redundant rural buildings can be given a new lease of life, delivering high-quality homes while preserving the character of the countryside.

We're looking forward to seeing this exciting scheme progress and sharing further updates as it develops.

✨ Planning Application Submitted | Contemporary Studio Annex, Oxfordshire ✨

We're delighted to have submitted a planning application for this striking contemporary studio annex, set within the grounds of a beautiful Oxfordshire home with breathtaking views across the River Thames.

Designed as a flexible space for work, creativity and relaxation, the proposal combines a simple barn-inspired form with high-quality modern detailing. Dark vertical cladding, expansive gable glazing and carefully considered proportions create a building that sits comfortably within its riverside setting while maximising natural light and spectacular views.

The interior has been designed to feel bright, calm and connected to the landscape beyond, creating a tranquil retreat that can adapt to the changing needs of the homeowners for years to come.

We look forward to seeing this exciting project progress through the planning process.

PLANNING PERMISSION RECEIVED!!!

We've recently obtained planning permission from Teignbridge District Council for the extension and renovation of this bungalow in Liverton.

CERTIFICATE OF LAWFULNESS SECURED ✅

We're ending the week on a high having successfully obtained a Certificate of Lawfulness for the conversion of this property in Burnham-on-Sea into a 6-bedroom HMO.

The proposals include a loft conversion with rear dormer to create additional high quality accommodation whilst making efficient use of the existing building footprint.

Unlike planning permission, a Certificate of Lawfulness confirms that the proposed works are lawful under permitted development legislation (GPDO) — and can offer clients peace of mind as well as avoiding any awkward questions from solicitors or lenders during any potential future sale.

Projects such as this require a detailed understanding of permitted development rights, HMO standards and the technical requirements surrounding loft conversions, fire safety and space standards to ensure a compliant and deliverable scheme.

This was the first HMO project for our client and we're looking forward to working with them again to help build a portfolio and steady income stream while providing essential low cost accomodation.

If you’re considering a loft conversion, HMO project or want to explore the development potential of your property, feel free to get in touch with.

BEFORE & AFTER | Ogwell Transformation Underway ✨

Swipe to compare the existing property with our proposed CGI visualisation for this exciting single storey rear extension project currently underway in Ogwell.

Our clients wanted to transform the rear of their home into a more contemporary and sociable family space, creating a stronger connection between the house and garden whilst maximising the usability of the external areas.

The proposals include:
• A striking single storey rear extension with contemporary vertical timber cladding
• Large glazed openings to flood the new living space with natural light
• A rooftop terrace creating an elevated outdoor entertaining space
• Modern external materials and feature lighting to completely refresh the rear elevation
• Improved flow between the internal living areas and outdoor spaces

Whilst the footprint increase is relatively modest, the impact on how the home feels and functions will be dramatic — turning a tired and disconnected rear elevation into a warm, modern and inviting family environment.

We always love seeing how a carefully considered design can completely reimagine an existing property without the need for a full rebuild.

We can’t wait to see this one progress on site over the coming months 👀

The Ones That Got Away…

Not every design we create makes it to site.

Some projects fall short at planning stage, some are paused because the costs become prohibitive, others because our clients’ circumstances or priorities change, and occasionally a fantastic plot simply never sells.

But that doesn’t mean these schemes weren’t full of creativity, ambition and exciting ideas.

From contemporary extensions and reimagined family homes to bold countryside dwellings and carefully considered renovations, every unbuilt project still represents hours of design thinking, collaboration and passion. Many of them pushed us creatively and helped shape the way we approach future projects today.

Architecture is often judged only by the finished photographs, but behind every completed build are countless concepts, sketches and proposals that never quite made it over the finish line. That’s simply part of the journey.

So we thought we’d share a few of “The Ones That Got Away…” — designs we still genuinely love, even if they never became reality.

And who knows… perhaps some of them may still have their day yet. We certainly haven’t given up on all of them just yet. 👀
