Strike while the iron’s hot… but can your contractor keep up?
Time is limited and how you spend it matters when you’re making a commercial investment. You might be ready to take over a site, but if the work takes months longer than it needs to, there’s a cost to that.
Opportunities come up for all sorts of reasons: a competitor closes, another business comes up for sale, or premises become available in an area you’ve wanted to move into. We know from our clients that you won’t always have much notice, and you’re unlikely to be the only one interested and for those ready to invest, being able to move quickly can put them in a better position.
Location is part of that decision too, Greater London has some fantastic commercial premises, but when you look at the rising rent and the cost of getting vehicles and materials in and out, moving further out can make financial sense – the challenge is doing it with as little disruption to the business as possible.
Our away team understands this. We have a dedicated team working together on a timetable covering seven days a week, that gives us 40% more working time than a conventional five-day week, helping us reduce build times and get our clients operational sooner. That’s a real commercial benefit when you’re paying for a site and waiting to start earning from it.
The team is used to working together and knows what’s involved in coordinating suppliers and contractors around a longer working week. There’s careful planning behind the programme, with an understanding of what the client needs to achieve and when.
Having our own JATA Connections arm alongside JATA Designs and Construction helps us coordinate the work from the start, it also means the client can spend less time dealing with the build and more time focusing on running their business.
We’ve already delivered this for commercial clients, and we’re keen to do more. If you’re looking at a site or an opportunity and need to understand how quickly the work could be done, we welcome a conversation.
