HAPPY 2022!

To ring in the new year, let’s talk about what 2022 will look like for the housing market. 🏡

In 2021, the housing market was red hot with houses selling in much shorter time spans for higher prices than previously due to low mortgage rates!

The supply chain issues and shortages definitely didn’t make this boom easy on builders or building suppliers, and unfortunately housing experts are predicting that this trend will continue well into 2022!

Expect more high prices, low inventory and quick turnaround times. The sellers market will prevail, and although finding a home may still be on the difficult side, experts are stating that it will be easier than this past year.

Zillow predicts that home values will rise by an additional 11% this year and bidding wars will continue for the foreseeable future.

Now is the time to buy a home and watch that home value go up and 🆙

🏡 Determine the ”must-haves”

Each home buyer has a list of items that they are not willing to budge on when building a home. It’s important to be aware of what your “must-haves” are prior to building, and clearly communicate them to your builder.

🏡 Set a reasonable budget

🏡 Research location

Where you build, is just as important as what you build. Proximity to nearby amenities, traffic, street noise, neighbourhood demographics and many more things are important to consider before purchasing a lot. Check out our post on what to consider when selecting a lot for more tips.

🏡 Understand regulations and permits

By understanding the regulations and permits around building, this will help mitigate any confusion on why certain building stages are seemingly “behind” or taking longer than expected. We are able to walk you through these regulations, so that we’re on the same page throughout the building process.

🏡 Know and accept the quoted time frame

Things might take longer than you’d expect, please be patient and kind ESPECIALLY in this Covid era. The process will go much smoother if you accept the quote timeline.

🏡 Prepare for minor hiccups

Have you ever seen a show on HGTV? 😆 Building does not always go the way we might hope. By being prepared for minor bumps along the road, the building process will be a much more enjoyable experience for everyone involved.

Did you know that in Alberta, typical builds are taking anywhere from 2 to 4 months longer to complete due to product shortages across the country?

Supply disruptions and labor shortages are seriously affecting the industry and have been throughout the last several years.

With this, prices of raw materials have been increasing by up to 50% for some items like glass, lumber and aluminum. 🤯

So, this year our Christmas list looks a bit different; we’re really hoping these product shortages will end soon.

With all the covid craziness and shortages in the past few years, obtaining building materials has taken way longer than expected. (All our builders can probably relate to the frustrations there) 😄

We’re so excited to finally have all of these appliances installed in the Inglewood duplexes! The garage has been built, as has the fence and grading has been completed.

This home is officially MOVE IN READY!

We have a quick update for you regarding our Edmonton and Fort MacMurray properties!

📍 Fort Mac projects

🏡 404 Beacon Hill Drive. Framing is complete and we are awaiting siding for this 1700 square foot home. This project is projected to hit the market in mid January or early February!

🏡 169 Dominion Drive. Framing is complete and we are awaiting siding for this 2200 square foot two story home. This project is projected to hit the market in early 2022!

📍 Edmonton

🏡 Framing is complete and the roof has been installed on the bungalow located at 8716-78 Ave. We have big plans with this build and cannot wait to see the progress! Next up, siding and

🏡 11131-110a Ave has been torn down and is the foundational stages of the infill process. This rebuild features beautiful views of the downtown core. We’re hoping to have a garden suite on this property so make sure to follow along… it’s not going to be something you want to miss!

What we love most about this neighbourhood is…
It’s proximity to many parks and green spaces
Proximity to the downtown core but far enough away that there aren’t major noise issues
Central location makes it quick to get to both the south or North sides of the city
Proximity to shopping, parks and other amenities continues to attract buyers and renters
The interior residential streets are quaint and tree-lined, with older trees that bring a beautiful charm to the area
Diverse population- There is an even distribution of age ranges and education levels.
Good access to lots of transit and transportation lines
