Designed with intention, built with purpose. The Adelaide team put it better than we could. Seventeen seconds of what building around the way you live actually looks like.

The kitchen that hides its kitchen.

A w**e cabinet, an oven and a built-in coffee machine, set into one timber wall at the same height, with the same black glass and the same thin line of copper. From across the room it reads as joinery. Up close it is where the whole morning happens.

That is what an appliance wall does when it is planned rather than fitted. The oven decides the cabinetry heights. The coffee machine needs water and power where nobody will see them. The w**e cabinet wants to be out of the sun. Get those decisions in before the joiner starts and the wall looks like it was always meant to be there.

We work with Smeg Australia across our network, and our builders can put the right appliances in front of you early, while the kitchen is still on paper.

Most people who come to us have already been looking for months. Screenshots on the phone, a folder of saved pages, a few designs they keep going back to.

The new plan library does that part for you. Tap the heart on any design and it goes to your shortlist. Keep browsing, come back next week, add a couple more.

Then, when you are ready to talk, your saved designs come with your enquiry. Your local David Reid Homes builder sees exactly which plans caught your eye before they pick up the phone, so the first conversation starts with what you like, not with a blank page.

A narrow frontage that runs a long way back. The Bardon is drawn for that block.

Most blocks in the suburbs, close to the city or well out of it, are longer than they are wide. Instead of fighting that shape, this plan uses it. The main bedroom and the double garage take the street end, then the house unfolds down the block: kitchen with a walk-in pantry, dining, living, and an alfresco off the side so the cooking and the weekend happen in the same place. A media room and a study nook sit behind the kitchen, and the other three bedrooms share a bathroom at the far end, away from the noise.

Four bedrooms, two bathrooms, a double garage, all on one level, and not a metre of a smaller block wasted. A plan that works as a starting point rather than a finished answer, because every home we build is shaped around the people living in it.

A walk around a new home in Barooga from Darrell and Melanie Bowden's team at David Reid Homes Goulburn Valley and Southern Riverina, finished in James Hardie cladding.

Good to see our builders showing the detail up close. Looking forward to seeing this new home come to fruition

One floor plan. Five houses.

This is the Kingsgate, five ways: as designed, then Acreage, Modern, Coastal and Barn. Same rooms, same layout. What changes is the cladding, the colour and the trim, and with it the whole character of the home from the street.

Our plan library has been rebuilt from the ground up. Every design in it now opens with a set of looks you can flick between, from the street and from the air, so you can see the house you have in your head rather than the one in the catalogue photo.

Swipe through, pick the one that feels like yours, and remember that the plan is only the starting point. Every home we build is shaped around the people living in it.

Light you can feel, not just see.

This room does not need the pendants. The skylights in the raked ceiling and the wall of glass have already done the work, and by day the stone is lit from above like a courtyard.

The two domes over the table are there for something else. A pool of warmth where people actually sit. The glow they throw back onto the stone. The way the room draws in and settles once the sun has gone.

Lighting a home is two decisions, not one. Where the light comes from while it is free, and what the room should feel like when it is not. Both get made on paper, long before anyone chooses a fitting.

You have the skill. Build the business.

Most of the builders in our network did not join because they needed to learn how to build. They joined because they wanted better projects, better margins, and a business that did not depend on them holding every piece of it together.

That is what a David Reid Homes franchise is for: a respected national name in custom homes, proven systems for estimating and delivery, an original library of designs, and a network of builders who back each other. You keep your independence and your local relationships.

If you are an established builder and that sounds like the next step, the information pack is the place to start.

One floor plan, three houses.

The Genoa is a single-storey design on a 24 metre frontage, and it comes with three faces: Coastal, Barn and Modern. Same plan underneath, a different home from the street. The Avocet does the same on a 10 metre frontage.

Both were designed with James Hardie, so the cladding was worked out alongside the house rather than picked at the end. That is the difference between a facade that looks applied and one that looks meant.

The plans are a starting point, not a finished answer.

Thank you to Realestate.com.au for having us on this one.

Reporter Nicholas Finch came back to David Reid Homes for a second time in six weeks, this time to talk through why building costs have moved since the Iran War began. Our Managing Director Matt Jackson was the builder voice alongside the Housing Industry Association's latest figures.

"It's been like this for a while, since the start of this year," Matt said. "Increases are coming from the Strait of Hormuz block and petroleum products coming up in price."

It is not a comfortable subject, which is exactly why we appreciate a national outlet asking a builder about it plainly. Plastics, PVC and anything made or delivered with petroleum, glass included, have gone up, and our builders have been telling clients early so the budget carries it rather than the build being surprised by it.

Having your project planned out properly, with allowances on the higher-risk items, allows for swings in costs. It saves you time, money and sleep. The full piece:
