Is now still a good time to build an investment property in North Queensland?

It’s a fair question. Build costs, interest rates and site constraints all affect the numbers. But demand for rental housing remains strong: in the June quarter, vacancy rates were just 0.8% in Cairns, 0.9% in Townsville and 0.5% in the Cassowary Coast.

Queensland is also reviewing its State Planning Policy, with proposals aimed at supporting more housing choice and development in well-serviced locations. Those changes are still under consultation, but they reinforce the importance of looking carefully at what each site could deliver.

A tight rental market doesn’t automatically make every project a good investment. The right decision depends on the land, the potential dwelling yield, approval requirements, build costs and the rent or sale price the finished project could achieve.
