Fitting out offices? Ceiling choice matters more than you'd think

Commercial fit-outs live or die on the details you don't notice until they're wrong: a ceiling that traps heat, or a partition wall that lets every phone call through.

We work through this with clients on office fit-outs and shop conversions across Harare regularly, and the same few questions come up.

Suspended ceilings give you access to cabling and ducting without opening up the whole roof, which matters if you're planning to add air conditioning or rewire later.

Partition type depends on what the space needs to do. Drywall partitions suit permanent offices; demountable systems make sense if you expect to reconfigure the layout as your team grows or shrinks.

Don't overlook acoustic performance. A boardroom next to an open-plan floor needs proper sound insulation in both the ceiling void and the partition wall, not just a solid-looking panel.

Property owners often ask why a construction quote includes costs beyond bricks, cement and labour. That's where preliminaries come in.

Preliminaries cover the site setup and management that makes a project run properly: site security, temporary fencing, safety supervision, quality control, and scheduling. They also fund the day to day oversight of subcontractors and the coordination between design and construction teams.

Skipping or underpricing preliminaries is where a lot of budget overruns start. A properly costed project accounts for supervision, bonding, and site facilities from day one, not as an afterthought once work has begun.

On our projects, this is managed as part of a broader construction programme covering budgeting, safety, and quality control from pre-bid through to commissioning.

Steel structures don't fail from load, they fail from rust

Harare's humidity and seasonal rains do more damage to steel than most engineers plan for. Left uncoated or poorly maintained, structural steel corrodes from the inside out, weakening joints and load-bearing sections long before the design life is up.

Protective coatings aren't just paint. They're a barrier system: primers that bond to bare steel, intermediate coats that resist moisture pe*******on, and top coats that handle UV and weathering.

Applied properly, this system can add decades to a structure's service life and cut long-term maintenance costs significantly.

A few things we always check on site:

Surface preparation before coating (rust, mill scale and contaminants left behind are the number one cause of early coating failure)
Coating thickness at joints, welds and edges, where corrosion tends to start first
Recoat intervals based on exposure, not just a fixed calendar date

There is a particular kind of pride in an industrial extension. Every course of brick has to line up with a structure that is already standing and already working. Every column base has to sit exactly where the drawing says it will sit, because the plant beside it does not stop for us. Our teams have been doing precisely that: gable walls closing, foundations reinforced and boxed, portal frames staged and ready for lift. Helmets on, harnesses clipped, hands steady.

This is what we mean when we say we build. Not a render. Not a promise. Brick, steel, concrete and the people who place it.

Water shortages hit commercial properties hard. Here's the fix.

Harare's water supply isn't something property managers can count on, and an undersized tank makes it worse. When municipal supply cuts out, the wrong tank size means empty toilets, halted operations, and frustrated tenants within days.

Getting capacity right isn't guesswork. It comes down to daily consumption per person, number of occupants, and how many days of backup supply your property actually needs.

Commercial buildings, shopping centres, and industrial parks all draw water differently. A retail space with public toilets has very different demand from an office block or a factory floor.
