Yes. Any planned alteration or addition needs to be reflected in a building plan submitted to your local building control office for approval.

That includes more than large extensions. An internal wall, a changed bathroom layout, or a new pool can all require approval.

Small changes can have significant compliance implications. Get the plan approved first, then complete the process with the required occupation certificate.

It is not only the main building.

Your pool, Wendy house, outbuildings, carports, canopies, and other structures on the property should also be shown on your approved building plans.

The reason is simple: building regulations are designed around safety. A pool presents a drowning risk. A Wendy house can create fire and boundary-risk concerns. Every structure needs to be considered in the context of the people who use it and the properties around it.

The honest answer is that it depends on your local building control office and the complexity of your property.

For a residential building plan in the City of Tshwane, approval may take around six to eight weeks. Commercial, educational, or multi-residential properties can take significantly longer, sometimes six to eight months.

What can make a real difference? Submitting plans that are complete, approvable, and aligned with the National Building Regulations from the start.

Your local building control office is the first place to enquire. They may have a copy on record, although this can vary between municipalities.

It is important to remember that these records are ultimately the property owner’s responsibility. Your bank, valuer, and fire department will not hold them for you.
