Older homes carry history. Sometimes that history includes work that was done without approved plans.

A previous owner added a room. A garage got converted. A boundary wall went up without a submission.
None of that is unusual. And none of it is unfixable.

Our founder Donette spent five days hiking the Fish River Canyon. No signal. No school calendar. No to-do list that could follow her there.

Just one of the oldest and largest canyons in the world, and the kind of silence that reminds you who you are outside of everything you carry.

It sounds slow. Complicated. Like something that will take months and go nowhere.
Here's the truth. The process has clear steps. It requires the right documentation, drawn correctly, submitted to the right people. That's it.

Here's the thing about retrospective approval.

Most people assume it's a last resort. That it's complicated, expensive, and only worth doing when you absolutely have to.

In reality, it's one of the most straightforward things we do. And the cost of not doing it, when a sale falls through or a renovation gets halted, is almost always higher.

Formalising what already exists is not an admission of wrongdoing. It's just good property ownership.

Good design and compliance are not in conflict.

A home that works well is usually a home that was planned well. The proportions make sense. The flow is considered. The structure is sound.

When we draw plans for alterations or new builds, we're not just ticking regulatory boxes. We're thinking about how the space will actually be used. How it will feel to live in. How it will hold its value over time.

That's the difference between plans that get approved and plans that get lived in.

Most people think that if they've lived in their home for years without a problem, the plans must be fine.

In reality, time doesn't fix non-compliance. It just delays it.
The issue surfaces when you sell. When you renovate. When a neighbour disputes a boundary. When an insurance claim gets complicated.

The plans don't expire. But the consequences of not having them don't either.
