Protecting exceptional properties demands exceptional waterproofing.

Inprofex is currently completing the waterproofing system to this impressive 980 m² residential roof in the prestigious Steyn City Estate.

On a property of this calibre, waterproofing should never be treated as just another construction item. The roof protects one of the most valuable assets on the property, and the system protecting it needs to be specified accordingly.

For this project, we are installing an extreme-performance 5-coat waterproofing system, backed by a 15-year warranty.

The system incorporates three final coats of a water-based, fire-retardant hybrid polyurethane liquid-applied elastomeric waterproofing membrane, achieving a substantial 1500µm dry film thickness (DFT).

The result is a seamless, highly flexible waterproofing membrane engineered for long-term durability and protection against the elements.

1500µm DFT.
15-year warranty.

High-value assets deserve more than the cheapest waterproofing solution. They deserve a system designed around performance, durability and long-term protection.

At Inprofex, this is exactly where we want to operate — specialist coating and waterproofing solutions where failure simply isn’t an option.

STRUCTURAL MOVEMENT JOINT REHABILITATION | DETAIL MATTERS

A structural movement joint isn’t something you simply fill and paint over.

On this project, the existing joint had deteriorated and required a complete rehabilitation to restore the joint shoulders while maintaining the flexibility required to accommodate ongoing movement.

Our repair methodology included:
- Removal of the existing failed joint sealant and preparation of the joint
- Removal of loose and unsound material from the joint shoulders
- Reconstruction of the damaged joint shoulders using a high-strength, fibre-reinforced structural repair mortar
- Reinstatement of the flexible joint sealant
- Installation of a high-performance flexible waterproofing bandage, bonded to the prepared concrete using a structural-grade, non-sag epoxy adhesive

The final flexible bandage provides an additional waterproofing layer across the joint while retaining the ability to accommodate movement.

The objective isn’t simply to close the joint.

It is to repair the concrete, reinstate the joint geometry, restore the flexible seal and maintain the movement capability the joint was designed for.

This is the difference between patching a defect and properly rehabilitating a structural movement joint.

At Inprofex, we specialise in technical concrete repairs, joint rehabilitation, waterproofing and protective coating systems where substrate preparation, detailing and correct system selection determine long-term performance.

Specialist systems. Correct methodology. Immaculate ex*****on.

A Dusty Affair… but Preparation Is Everything.

A quality flooring system doesn’t start with the final coat — it starts with what happens underneath it.

Floor preparation may traditionally be a dusty affair, but with the correct equipment and controls, it doesn’t have to mean filling the entire building with dust.

Getting it right requires:

🔹 Proper equipment – Industrial grinding equipment suited to the substrate and required surface profile.

🔹 Almost dustless grinding – Our grinding machines are connected directly to industrial vacuum extraction units, capturing dust at the source as the surface is mechanically prepared.

🔹 Proper building extraction – In addition to extraction at the grinding equipment, adequate ventilation and building extraction are essential to control residual airborne dust and protect surrounding occupied areas.

🔹 Correct PPE – Even with effective dust-control measures in place, appropriate respiratory, eye, hearing and general protective equipment remains essential.

🔹 Skilled workers – Good equipment is only as effective as the people operating it. Experienced operators know how to achieve the required surface profile consistently without unnecessarily damaging the substrate.

The finish is only as good as the surface beneath it.

At Inprofex, surface preparation isn’t an afterthought — it forms part of the flooring system.

Even on residential roofs, surface preparation is critical.

The photo below is a good example of what happens when a coating system is applied without the correct preparation.

What may initially have been a cheaper application has now resulted in thousands of rands in remedial preparation before the roof can be coated correctly.

There is no shortcut to repairing this.

Our preparation process now requires:

- Every failed coating edge to be individually feather-edged
- The existing surface to be mechanically abraded to remove loose and poorly bonded material
- The entire roof to be high-pressure washed at a minimum of 2,500 psi
- Remaining defects and adhesion concerns to be addressed
- The new coating system to be carefully built up over the prepared areas before the final coats are applied

It is meticulous, labour-intensive work — but without it, you are simply putting a new coating over an existing problem.

Preparation is not an optional extra. It forms part of the coating system.

Unfortunately, not every contractor understands the importance of substrate preparation, product compatibility and correct application procedures. The property owner is often the one who carries the cost when the system eventually fails.

At Inprofex, we believe the longevity of a coating system starts long before the first full coat is applied.

Do it right the first time. Preparation determines performance.

THIS is the feedback we work for.

We recently received this message from a client about one of our Inprofex teams:

“Simply put, they have altered my perception of construction being dirty, messy and a pain… These boys and girls are a different division of good. I don’t know how you train or manage them, but my compliments. They are top drawer.”

For us, this means more than being complimented on the quality of the finished product.

It speaks to something we work hard to build at Inprofex — a culture of professionalism on site.

Good workmanship should be expected. But so should:

- Respect for the client’s property and working environment
- Clean, organised work areas
- Professional conduct
- Proper supervision and planning
- Pride in the work we leave behind

Construction and specialist contracting do not have to mean chaos, mess and disruption.

A big thank you to Oris and the entire team on this project. Feedback like this belongs to the people on the ground who represent our company every day.

Different standards create different results.

Behind every successful project is a team committed to quality, safety, and attention to detail.

From waterproofing and roof coatings to industrial protection solutions, our team brings the experience and workmanship needed to deliver results that last.

Their dedication is what helps turn every project into a job well done.

22/07/2026

Every layer plays a role in the long-term performance of a waterproofing system.

From surface preparation to final application, attention to detail is what helps protect roofs against moisture, weather exposure, and premature deterioration.

Because lasting protection isn't achieved in a single step it's built layer by layer.
