We present the Ngonyama Villa, fit for a start up family. A heritage haven for cultural enthusiasts daring to live out their wildest dreams, the epitome of eco friendly kinetic architecture.

The Reconstruction & Development Programme(RDP), which is aimed at housing our impoverished South African citizens, has been a great success in delivering homes for many families. However, as intended, lucky residents go on to become success stories of how these good housing systems have propelled them to achieve milestones in the pursuit of their economic growth. As such, they seek to develop further their government granted structures & that's turned out to be an obstacle for communities who are new to property management systems.

Laws are broken, bypassing local municipality authorities & often not seeing any value that professionals like architects and engineers may add to what seems like a straightforward gigg only construction labourers can do. Perhaps financial constraints are naturally a contributing factor for desperate families, who's growth is happening faster than they can manage. Be as it may, illegal structures pose a threat to the livelihood of our communities. From illegal electricity installations, compromised structural integrity of the proposed extensions & water consumption that's not regulated.

We often deal with clients who have run into countless problems in attempts to cut corners, as they build without understanding the full implications of their decisions on the long run. All property owners are encouraged to cover their properties with insurance companies of their preference, incase of emergencies like fire outbreaks or natural disasters(floods). For the most part, without an approved building plan by the local municipality authorities for an area that requires one...it is impossible to do so.

So we urge our government municipal entities to aid these communities with the relevant information should they need to undertake such developments, and if need be...award funding for municipalities to facilitate the development of plans for clients who can't afford architects and engineers to guarantee safe and durable additions to their properties.

A mouthful was said, we hope other municipal entities nationwide may adopt this initiative to educate our people in the rural outskirts about the infrastructures they reside in & the established chain of authorities that aid in their development & maintenance.

"Illegal" buildings remain a threat in our ever changing ecosystem, putting not only the lives of those who inhabit them at risk...but also the neighboring adjacent units whether existing or pending. Their structural integrity forever remains questionable, not guaranteed to possess the required resistance to withstand our rapidly changing dangerous weather conditions & our ergonomic occupation of them.

We seek to save lives & protect them from apparent possing threats, the regulated chain of authorities in our municipalities is a reinforcement mechanism that ensures that unforseen circumstances like floods, fire outbursts & earthquakes to mention a few...are carefully catered for in our designs in prioritising the safety & health of our people.

We'd like to thank Enoch Mgijima Local Municipality & Chris Hani District Municipality for their resilience to take time to run this successful workshop, which will forever remain an investment that gaurantees prosperous growth for our developing communities.

On Wednesday, 26th of March 2026 the regional district municipalities & , took it upon themselves to host a workshop that prepares owners of private student accomodations to understand what's required of them to open & successfully run a student accommodation that's compliant with municipal requirements as per our government gazette.

As it stands, only 1 out of 159 acknowledged properties in both district municipalities has successfully met all the requirements, while the rest are under threat of being shut down provided they meet their compliance dead line which is set on 1 June 2026. This failure to comply by the majority partly results from an understandably poor judgement in appointing "affordable" professional architects to carry out their proposed projects, which has turned out to be very costly as the work done by uneducated designers never gets approved...while monies have already been paid to them in due process for services not fully rendered.

We commend the efforts made by Chris Hani District Municipality & Enoch Mgijima Local Municipality, as they not only bring awareness in the student accommodation buildings business space...but also seek to educate the broader community in the built environment, residential owners(along with future enthusiasts who seek to convert their properties to businesses in a safe & compliant manner) as to how to go about doing that in a way that ensures their property's value appreciates accordingly with time & doesn't face being shut down or even be demolished for failure to meet safety & health measures amongst other complaints regulations.

We hope you understand the attached price listing analogy, it costs the company more to execute your design directives on the project with our name on the line, risking everything in this highly competitive profession.
