High water usage at a Wylie rental property had the management company concerned about a hidden leak. 💧

Our technician attached a pressure gauge to the front hose bib, confirmed approximately 60 PSI from the city, and then shut off the water at the meter to monitor the system.

✅ Pressure remained steady at 60 PSI
✅ No pressure loss was observed
✅ No active pressurized plumbing leak was detected during testing

The reported usage may be related to a meter-reading issue, intermittent use, or water being used without the tenant’s knowledge.

✅ Found the existing shower handle corroded and not functioning properly
✅ Recommended replacing the damaged handle
✅ Cleaned the tub pop-up assembly
✅ Confirmed the bathtub was draining properly

The tub drain is flowing as expected, while the shower handle will need replacement to restore proper operation.

A new Wylie customer noticed a crack between two recessed kitchen lights and was concerned about a possible leak from the upstairs bathroom. 🔍💧

We inspected the ceiling and attic, then ran the upstairs tub, sink, and toilet several times. No active moisture, dripping, or standing water was found.

Slight discoloration at the toilet base led to a pull-and-reset inspection.

✅ No water beneath the toilet
✅ Slightly recessed fl**ge documented
✅ New toilet seal installed
✅ Toilet reset and tested leak-free

The homeowner will resume normal use and monitor the area.

That meter box shouldn’t be a swimming pool! 💧🔧

A new Frisco customer called after the city identified an active leak on the homeowner’s side near the meter. The box was fully submerged, so we pumped out the water, confirmed the leak, and carefully excavated the service line.

The source was a failed 1-inch female adapter connected to the meter ni**le.

✅ Removed the damaged adapter and PEX
✅ Rebuilt the 1-inch service-line connection
✅ Restored the water and pressure-tested the repair
✅ Protected the new fittings with pipe-wrap tape
✅ Backfilled and restored the area

The repair tested completely leak-free, and full water service was restored.

✅ Installed a new 50-gallon gas water heater

An existing customer called us because their kitchen sink was completely stopped up.

✅ Accessed the drain through the cleanout beneath the sink
✅ Ran a cable machine through the line
✅ Cleared the restriction and restored drainage
✅ Filled and drained the sink multiple times to verify proper flow

The kitchen sink is now draining as it should.

Two master bathroom sinks backing up into each other called for a different approach in Wylie, TX. 🔧💧

We verified the blockage and suspected the sinks were connected with a cross tee. When the pistol auger crossed into the opposite sink instead of traveling down the drain, the homeowner approved attic access.

✅ Located the vent line in the attic
✅ Ran a medium flex-shaft machine down the vent
✅ Cleared the blockage and cleaned the line
✅ Tested both sinks multiple times
✅ Reinstalled the left sink’s pop-up assembly

Both sinks are now draining properly.

When toilet leaks and wall staining appear in a commercial restroom, finding the source requires a step-by-step approach. 🔎🚽

At this Plano property, we observed signs of possible toilet leaks along with staining on the wall.

Our recommendations included:

✅ Pulling the toilets to inspect the fl**ges
✅ Reinstalling them with new seals and supply lines
✅ Confirming the toilets are properly sealed
✅ Smoke-testing the drain and vent piping if further diagnosis is needed
✅ Opening the wall for visual inspection as an alternative

The customer chose not to move forward at this time, so no repairs or additional testing were completed.
