🏡 Myth: “An old roof should always be replaced before buying or selling a home.”

💥 FACT: ROOF AGE MATTERS — BUT CONDITION MATTERS MORE.

An older roof doesn’t automatically mean it needs immediate replacement. And a newer roof doesn’t automatically mean it’s in good condition.

🔑 If you’re SELLING:
Before spending thousands on a new roof, have the existing roof inspected. If it’s still serviceable, targeted repairs and maintenance may be all that’s needed. If significant problems are found, replacement could make the home more attractive to buyers and prevent surprises during negotiations.

🔑 If you’re BUYING:
Don’t judge the roof by age alone—or assume a recent roof is problem-free. Installation quality, ventilation, flashing, previous repairs, storm damage, and overall condition can tell you much more about what you’re actually buying.

🏠 A roof inspection before a real-estate transaction can give both buyers and sellers valuable information before making a major financial decision.

PART 4 — The Final Result.

One small detail was skipped during the original installation.

In Part 1, we showed you the problem.
In Part 2, we showed you how much had to be removed and repaired.
In Part 3, we showed you how we corrected it properly.

And now… the final result.

New flashing. New siding and trim. Everything properly put back together and ready to do what it was supposed to do from the beginning — protect the home from water.

This project is a perfect reminder that the small details aren’t so small when it comes to protecting your home.

PART 3 — Fixing it the right way. 🔨🏠

We showed you the small detail that was originally skipped. Then we showed you how much had to be removed and repaired because of it.

Now it’s time to put it back together — the right way.

Proper flashing is being installed above the windows and doors to help direct water away, followed by the new siding and trim.

It may look like a small detail, but as this project showed, small details can make a BIG difference.

PART 2 — One small skipped detail. A much bigger repair. 👀

Yesterday we showed you a small but important installation detail that had been omitted.

Today, you can see the result.

Some deterioration was found, but the bigger story is how much had to be removed, replaced, and properly repaired just to correct that one small detail.

That’s the problem with shortcuts in construction. They may save a little time during the original installation, but years later, the homeowner can be left dealing with a much larger repair — and the bill that comes with it. 💸

The little details aren’t so little when they’re protecting your home from water.

Sometimes the smallest steps are the ones that matter the most.

When proper installation details are skipped, the problem may not show up right away. Everything can look perfectly fine from the outside… while water is slowly finding its way where it shouldn’t.

And unfortunately, it’s usually the homeowner who ends up dealing with the damage — and paying the bill. 💸

This is a good example of why doing it right the first time matters.

🔨 Myth: “It’s only a small roof problem. I’ll wait until there’s more to fix and take care of everything at once.”

💥 FACT: SMALL ROOF PROBLEMS DON’T WAIT WITH YOU — THEY GET BIGGER AND MORE EXPENSIVE.

That $300–$500 repair you postpone today could turn into damaged decking, rotten wood, wet insulation, interior damage, or thousands of dollars in repairs later.

A loose shingle, cracked pipe boot, exposed nail, failing flashing, or small leak may not seem like much. But once water gets underneath your roofing system, the damage doesn’t politely wait until you’re ready to fix it.

🏠 Waiting to “fix everything at once” rarely saves money when water is involved.
