The finishing touches are going in at the Lassen House Project in Davis, CA—and this is the stage where all the planning finally starts to feel like a finished home.

The custom wood vanity is set, the Persian Blue stone countertop is in, the undermount sinks are installed, and the warm brushed gold fixtures are bringing everything together against that deep green tile.

There are still a few details to button up, but this bathroom is getting very close.

Good remodeling isn’t just about the big transformation. It’s about getting the small details right at the end, when every line, finish, fixture, and alignment is out in the open.

POV: When details matter.

Some would have just put the tiles in place and walked away, “hey they’re in place. Good enough.”

Our philosophy is that when a client chooses to work with Black Lab Remodeling, they aren’t choosing “good enough.” They are choosing to invest their hard earned money with a contractor that cares about the outcomes. Cares about how they will feel every time they walk into their space, and cares that feeling isn’t, “well, I guess, it’s good enough.”

Most people will never see the underside of this shower bench. They’ll never know the beauty of the lines and attention to the details. But that’s the point. We will.

A lot of people think custom remodeling happens entirely at the house.

Not even close.

Some of the most important work on the Lassen Project is happening right here in our shop—before the finished piece ever reaches the jobsite.

Building it here gives us the space to slow down, make the cuts right, test the fit, and catch problems before installation day.

That means less chaos at the house and a cleaner install when it matters.

Help us congratulate Chris Bojorquez and Chase Ruiz! These two have officially passed their first City of Davis Building inspection! These two have put in a ton of work over the past week with demo and prepping the plumbing electrical top-outs for inspection, and today was the day! Permit checks like this help to insure that building code standards are being met. They are a critical part of the process, and they don’t slow us down! We got the sign offs we needed to keep the project moving, so now we are on to drywall and waterproofing the space.
We use Hydro Blok as the waterproofing material. More on that to come!

A big shoutout to Chris Bojorquez and Chase Ruiz. These two have been with us for a little over three weeks. They have been working hard on several projects we have been working on, but today, they did something that was more than what it seemed at first glance.
The Background: Client had a leak caused by a dishwasher. This leak was very bad. The remediation company took out all the cabinets in their island. Took the sink out too. They have been doing dishes in the laundry sink for too long. They are still waiting to hear back from the insurance company about what will get covered and for how much.
The Job: our client asked for our help to set up a temporary sink back in their kitchen. They still had the old sink, and the garbage disposal. We just needed to figure out a way to securely keep the sink in place. Chris and Chase worked diligently and put together a frame to keep the sink from dropping (they couldn’t use the sink brackets due to the 2x4 that was preventing the massive granite countertop from cracking at the seam).
The best part: I went by later in the evening to check in to see how the sink was looking, and the client’s youngest came up to me and said, “Thank you, for giving us our sink back.” It is in those moments I remember what we do isn’t just about making wood pieces fit together into a pretty looking space. Don’t get me wrong, we do that. But what is a kitchen without a kitchen sink? What is a home without the comfort and expression of ones style and color palette? Yes the physical act of putting things together is something we do, but the reality is that even in the smallest of projects we do so much more.

When disaster strikes, we're all glad to have insurance. That doesn't make the process easy or straightforward. This is exactly how a closing gets put at risk in Davis.

This door had already been replaced.

It looked finished. But because it was replaced without a permit, it was called out in the City of Davis resale inspection.

And that one detail changes everything.

No permit usually means no inspections. No inspections means nobody verified the installation details that matter most, especially waterproofing. So now, instead of a simple sale, the heirs are left correcting someone else’s shortcut while trying to settle an estate.

That is what makes this kind of situation so frustrating.

The photos here show the first step of doing it right: opening the area up and flashing the door frame correctly so it can be inspected. Next comes the proper trim detail that directs water down the sealed flashing and away from the door opening.

In other words, this is not just about swapping a door.

It is about permits.
It is about inspections.
It is about sequencing.
It is about materials.
And it is about time.

Because when a resale correction report is reviewed too late, even a fixable item can start pushing against the closing date.

We see this more often than people think:
A home is getting ready to sell.
The report comes in.
Everyone assumes the corrections are minor.
Then the reality shows up—permits are needed, inspections are needed, materials are not sitting on a shelf, and scheduling is suddenly tight.

That is why homeowners, heirs, and Realtors in Davis need a contractor involved early in the resale correction process.

Not after escrow is already moving fast.
Not when title is waiting.
Not when everyone is hoping the list is easier than it looks.

Early review gives you a real plan:
What needs a permit.
