Six rooftop units on one Santa Monica building (CSLB Lic. #952950). The scope on this job: replace the package units and ducting for units 1, 2 and 3, replace the ducting and reconnect units 4, 5 and 6, install drain lines for all six, and seal all the exterior ducting with white duct sealant over the grey. That last line is the one nobody asks about. Duct that leaks gives up conditioned air, and on a roof it gives it up straight to outdoors, so sealant on exterior duct is doing work, not just finishing the look. Free estimate: (818) 390-9943

Commercial HVAC in Chatsworth: one supply register in an office suite. The scope: replace the 24 by 24 supply register, add an 8 inch start collar, attach the disconnected duct to the new register, seal it with duct mastic, then start up and check for airflow. A disconnected duct does not stop the system, it just quietly stops serving the room it was built for, which is why one office can feel wrong while the rest of the floor is fine. A bedroom in Woodland Hills needed its own supply register. The scope: cut the opening, set the register boot and the register, run new duct from the main system and connect it, verify airflow, then install an air volume damper. The damper is what lets that one room be balanced later instead of left wide open. The part worth knowing is on the estimate in writing: adding a register may reduce airflow at the other registers, because a new branch takes its share of the air the system is already moving. A commercial cooling call in Canoga Park. This building runs several separate systems, and the technician checked all of them and found every unit working except one downstairs split system. The finding there was a bad condenser capacitor, and it was replaced. One line went on the invoice rather than being left unsaid: the warranty covers the new capacitor and not the existing motor, because a capacitor that has failed can leave the motor compromised. A ductless mini-split maintenance visit in Winnetka, one zone. That outdoor coil is the part most people never see. It is where the system trades heat with the outside air, heat out of the house in summer and heat into it in winter, and when the fins load up with dust and lint it has to run longer to do the same work. So it gets washed. The rest of the visit: the air filters washed, the condensate drain line cleaned, the condensate pump checked where there is one, the return and supply air temperatures checked, and the overall condition of the system checked.

Where does your return air actually come from? The return is the side of the system that pulls air back in, and it is supposed to be sealed where it runs. On this Sherman Oaks visit the technician checked the return and found it was not properly sealed, which means the system was drawing part of its air out of the cavity around the duct instead of out of the rooms. Duct sealant, and airflow verified. One year warranty on the new return sealing.
Save this if you have a room that never quite keeps up.

A return duct in a Sherman Oaks building. The return is the side of the system that pulls air back in, and it is supposed to be sealed where it runs. When it is not, the system draws part of its air out of the cavity around the duct instead of out of your rooms. The technician checked it, found it was not properly sealed, sealed it with duct sealant and verified airflow.
