Most homeowners I talk to think building codes and historic homes are in direct conflict. They're not.

Connecticut's State Building Code has "equivalency" provisions specifically for older structures. When strict compliance would damage original material or be physically impossible in a period home, there's a legitimate alternative path.

The problem isn't the code. It's that most contractors either don't know this exists or don't bother explaining it.

Full breakdown on what triggers permits, how the equivalency rules work, and how to avoid the unpermitted-work problems that derail sales years down the road.

Most homeowners I talk to think building codes and historic homes are in direct conflict. They're not.

Connecticut's State Building Code has "equivalency" provisions specifically for older structures. When strict compliance with new construction standards would damage original material or be physically impossible in a period home, there's a legitimate path to alternative compliance.

The problem isn't the code. It's that most contractors either don't know this exists or don't bother explaining it. The ones who do know skip permits anyway.

I wrote a full breakdown of what the code actually requires, when permits are necessary, and how to avoid the unpermitted-work problems that derail sales years down the road.

If you own a historic home in Litchfield County, the details that make buyers pay a premium are probably things you've been tempted to update or remove.

Original wide-plank floors. Plaster walls. Period millwork. Working fireplaces. These are not just charming extras. They are irreplaceable, and buyers in this market specifically seek them out.

The mistake I see most often: homeowners spend $50,000 on a kitchen update that appeals to nobody buying this type of house, while the original chestnut floors sit under three layers of paint in the dining room.

New on the blog: what actually drives property value in Litchfield County's historic homes, and where your renovation dollars will work hardest.
