Brand new garage door system just installed from scratch in Woodlawn, MD and this is exactly the kind of job we love doing.

New construction means we come in and build the whole thing from the ground up. No old hardware to work around, no existing tracks to deal with. Just a fresh opening and us setting everything up the right way from the start. Door, springs, tracks, opener, all of it.

Looking at the photo you can see this is still very much a work in progress on the construction side with the exposed wood framing around the opening. That's actually the best time to do a garage door installation. Everything is accessible, we have room to work, and we can make sure the framing is solid before any of the hardware goes in. The customer had a badly bent door that needed replacing. He knew about it for a while but held off on dealing with it. Then the torsion spring broke and suddenly the door wouldn't move at all. That's usually the moment people pick up the phone and we totally get it, life gets busy. But here's the thing, running a garage door with damaged panels puts extra stress on the entire system including the spring, and a broken spring on top of a bent door means you're dealing with two problems instead of one.

We came in, pulled out the old damaged door and broken spring, and installed this beautiful insulated door with a full row of windows across the top section. Look at how much natural light those windows are bringing into the garage. Eight individual window panes across the top panel, each one with that classic divided lite style. It completely changes the feel of the space from the inside.

The new torsion spring was sized and tensioned to match the weight of the new door so everything works together the way it should. The existing LiftMaster opener that you can see in the photo was still in good shape so that stayed.

Most homeowners go straight to white when picking a garage door and that's totally fine, white is a classic. But every once in a while a customer comes in with a vision and this was one of those times. That warm creamy off white color against the light gray siding is a really elegant combination. It's subtle but it makes the whole front of the house feel more intentional and put together.

The door itself is a short raised panel double door, clean lines, no windows, no hardware. Sometimes less is more and on this house that simplicity works perfectly. The angled top corners of the door also add a nice architectural detail that you don't see on every door.

On a replacement job like this we always start by checking the existing frame and making sure the rough opening is square before the new door goes in. If the opening isn't square the door panels won't sit right and you'll end up with gaps and alignment issues down the road. We also checked the existing springs and opener to make sure everything was compatible and in good enough shape to work with the new door.

The customer needed two things taken care of, a new door and a new torsion spring. These two components work so closely together that replacing them at the same time is always the smart move. A new door has a specific weight and the torsion spring needs to be sized and tensioned exactly to match that weight. You can't just swap the door and leave the old spring and expect everything to work properly long term.

The torsion spring you can see mounted horizontally above the door is doing all the heavy lifting. It winds up as the door closes and unwinds as it opens, counterbalancing the full weight of the door so the opener doesn't have to strain. Getting the spring tension dialed in correctly after install is one of those things that separates a proper installation from a sloppy one. Too tight or too loose and the door won't travel smoothly and the opener will wear out way faster than it should.

The customer had an older door that needed to go and we worked with him to find the right replacement that fit both his budget and the look of his home. This is actually one of my favorite parts of the job, helping a homeowner navigate all the options and land on something they are genuinely happy with.

What we ended up with is a white long panel double door with a row of colonial style windows across the top section. If you look closely at those windows they have that classic arched detail on the outer panes which gives the door a lot more character than your standard flat top windows. It's a small detail but it ties in really nicely with the traditional style of the house.

On a double door replacement like this one fitting the new door properly into the existing opening is everything. The frame, the side tracks, the headroom clearance all have to be checked before anything goes in. A double door is also heavier than a single so making sure the torsion spring is properly tensioned to counterbalance that weight is critical. We also made sure the existing opener was in good working condition and compatible with the new door before wrapping up.

The homeowner was really pleased with how it came out and honestly on a sunny day like this the door looks sharp.

There's no point putting a brand new door on an old worn out spring and opener, or replacing the opener and leaving a door that's on its last legs. Brand new rolling security grille just installed at a commercial property in Millersville, MD and this one is a great example of the kind of commercial work we do at ADP Garage Door Repair.

A lot of people are familiar with solid roll up doors but a rolling security grille is a different animal. Instead of solid panels this grille is made of interlocking steel rods that roll up into a coil drum mounted at the top of the opening. You can see that drum housing clearly at the top of the photo. The open pattern of the grille means you get security without completely closing off the space. Visibility and airflow are maintained even when the grille is fully closed, which is exactly what a lot of retail and commercial spaces need.

This one is motorized which means the whole operation is handled by the push of a button. No manual lifting, no chains to pull. The motor drives the drum and the grille travels smoothly up and down along the side guides you can see in the photo. Getting those guides perfectly plumb and the drum properly aligned is critical on a motorized unit. If anything is even slightly off the grille won't travel evenly and you'll start getting wear on the slats and guides.

The property was still under construction when we did this install which actually makes our job a little easier since we have full access and room to work.

Came out great and the business will be well protected when they open their doors.

Most people go with white garage doors. Nothing wrong with that. But when a customer has the vision to go dark like this it really makes a statement. Two black raised panel doors with a full row of windows across the top letting light in, framed by that natural wood trim against the white siding and dark metal roof. Everything about this exterior works together perfectly.

From a technical standpoint, dark colored doors are worth knowing about if you're considering this look. Dark finishes absorb more heat from the sun which can affect the door panels over time, especially in summer. That's why it's important to go with a good quality steel door with proper insulation so the panels hold their shape and the finish stays looking sharp for years.

The windows across the top are not just for looks either. That row of glass panels along the top section lets natural light into the garage without sacrificing privacy since they sit up high. It's a detail a lot of homeowners appreciate once they're actually using the garage every day.

Opener upgrade just done in Milford Mill, MD and this garage is now running the way every garage should.

The doors were already there and in good shape, all this customer needed was to bring the system up to date with two brand new LiftMaster smart openers. One for each door.

Looking at the photo you can see both openers mounted up on the ceiling with the belt drives angled down to each door. Belt drive is the way to go if you want quiet operation. No metal chain rattling every time you open or close the door, just a smooth rubber belt that gets the job done quietly and reliably.

LiftMaster openers come with built in wifi and work with the myQ app so the homeowner can open, close and monitor both doors right from his phone. Get an alert if the door was left open, close it remotely, check the status anytime. It's one of those upgrades that once you have it you wonder how you ever lived without it.

The install itself is straightforward but the details matter. Making sure the opener is properly anchored to the ceiling, the belt tension is set correctly, and the travel limits and force settings are calibrated so the door opens and closes smoothly every single time without putting unnecessary stress on the springs.

This was a straightforward door replacement but don't let that fool you, there is nothing simple about doing it right. The customer had two old doors that needed to go and we came in and swapped them both out with these beautiful white raised panel doors with black decorative hardware.

Those black handles and hinges you see on both doors are decorative but they make a huge visual impact. That contrast between the white doors and the black hardware against the brick exterior is sharp. A lot of homeowners overlook the hardware details when picking a new door and it really is the difference between a nice looking garage and a great looking one.

On a replacement job like this one of the most important things is making sure the new doors are properly balanced after install. We always check the spring tension and adjust it so the door sits level at every point of travel. An unbalanced door puts unnecessary strain on the opener and the springs and will cause problems down the road.

We also made sure the existing opener and springs were in good shape and compatible with the new doors before we finished up. No point putting a brand new door on a system that's about to give out.

The homeowner was really happy and honestly the house looks like a different property now!
