🏗 BUILD & LEARN: Rowhaus
For this month’s Build & Learn, the BPGS Construction team got out of the office and onto the jobsite at Rowhaus to see what’s taking shape and learn more about the work happening across the project.

The team dove into three key areas:
🔹 Zinc Façade: With installation nearing completion on the south façade, the team learned how the zinc panels are fabricated and installed as part of a rainscreen system designed to protect the building from the elements.
🔹 Amenity Spaces: From co-working and fitness spaces to the Level 1 lobby and intricate Rulon millwork, the team discussed the coordination and planning needed to bring these spaces together, especially when working with detailed finishes and long-lead materials.
🔹 Prefabricated Structural Wall Panels: The building’s main structure uses prefabricated CFMF load-bearing walls, requiring extensive coordination between designers, engineers and BIM to ensure MEP systems could be properly routed without compromising the structure.

After the tour, the team kept the conversation going with a happy hour at the new and improved Constitution Yards. A great afternoon of learning, collaboration and the behind scenes of the project. 🤝

As hospitality projects continue to grow in complexity, strong leadership starts long before construction begins.

BPGS Construction's Ivi Kusta, Director of Hospitality Development and Construction, was recently featured in Construction Tech Review as part of its Leadership Perspectives series, a forum highlighting industry leaders shaping the future of construction.

In the article, Ivi shares her approach to balancing cost, risk and quality, reducing change orders through early project alignment and fostering collaboration between owners, designers and contractors from day one. She also discusses how leveraging data and technology throughout the development lifecycle leads to better decision-making, while emphasizing that "development teams should challenge assumptions, identify conflicts and evaluate alternatives before documents reach the field."

At BPGS Construction, our Build & Learn sessions give our team the opportunity to step onto the jobsite, expand their knowledge and see projects firsthand. During our visit to The Asters on the University of Delaware's STAR Campus, the team explored firestopping systems, field coordination and the collaboration that keeps construction moving forward.

🏗️ PROJECT PROGRESS: The Creamery of Kennett Square Phase 1
We're excited to share the completion of Phase 1 at The Creamery of Kennett Square, marking a major milestone in the transformation of this historic property!

✅ Structural demolition and remediation of the existing masonry and wood
✅ New foundations, structural steel and a metal/concrete deck installed for the future wedding venue
✅ New CMU stair tower and elevator shaft connecting The Creamery to the Beer Garden
✅ North addition constructed for future restrooms and an outdoor gathering deck

Located at 401 Birch Street in Kennett Square, this historic milk plant is being transformed into a restaurant, bar and community gathering space, with a new event venue designed to host everything from weddings and celebrations to private gatherings while honoring the building's industrial heritage. We're proud to continue our partnership with Square Roots Collective on this redevelopment. It's another opportunity to bring new life to a historic property through strong collaboration and shared vision.

🏗 BUILD & LEARN: The Asters
Last week, the BPGS Construction team got an up-close look at the progress of The Asters during our latest Build & Learn. The team had the opportunity to see firsthand how this $71 million project is coming together on the University of Delaware's STAR Campus.

Led by Alexander Hantman and Samantha Gerhart, the session focused on the importance of firestopping systems and field coordination. The team reviewed the purpose of cast-in firestop sleeves and firestop collars, how different fire-rated assemblies are detailed for PVC and cast iron penetrations and how unique field conditions require practical solutions while maintaining code compliance. They also explored the coordination behind site walls and curtainwall installation, highlighting how early planning between trades helps keep projects on schedule and minimizes costly changes in the field.

Set for completion at the beginning of next year, The Asters will bring 229 market-rate apartments across two seven-story buildings connected by a glass skybridge, along with resort-style amenities and vibrant community spaces.

🏗PROJECT ANNOUNCEMENT: Aurora Place | Coming December 2026
📍 Downtown Wilmington, DE | Residential

BPGS Construction is excited to announce Aurora Place, an upcoming residential conversion project located on North Market Street in the former Delaware College of Art and Design building.

Designed by Philadelphia-based architecture firm DIGSAU, the project will transform the historic building into 44 studio and one-bedroom apartment homes while preserving its iconic Art Deco character. The completed community will include:

• Resident Lounge
• Co-working Space
• Fitness Center
• Bike Storage
• Garden-level Entry

Aurora Place represents another project in partnership with ResideBPG and Buccini Pollin Group for BPGS Construction, bringing new life into a historic Downtown Wilmington building while creating thoughtfully designed residential spaces for the future.

🏗️ PROJECT COMPLETION: Brandywine Zoo Hidden Falls
We're proud to celebrate the opening of Hidden Falls, the Brandywine Zoo's newest year-round mixed-species habitat and a project BPGS Construction was honored to manage the construction process of.

This $2.5 million project, made possible through public and private donations, features a 32,000-square-foot outdoor habitat and a climate-controlled indoor care building with heating, air conditioning and humidity control for year-round animal care and public viewing.

Designed with both animal wellbeing and the guest experience in mind, Hidden Falls includes naturalistic landscaping with real and artificial trees for climbing, a waterfall and filtered stream, specialized keeper support spaces and flexible habitat features that can accommodate future species.

Now home to red-footed tortoises, Patagonian maras and Guianan squirrel monkeys, with a green iguana joining soon, this space reflects the power of thoughtful design, collaboration and craftsmanship.

Congratulations to the Brandywine Zoo and everyone who helped bring Hidden Falls to life. We're honored to have played a role in creating a space that will serve the animals, the zoo and our community for years to come.

🏗PROJECT HIGHLIGHT: Subaru Park | Concourse Renovations

BPGS Construction is proud to continue our partnership with The Philadelphia Union with the recent completion of Phase I upgrades of The Union Concourse at Subaru Park . Recently featured by CBS News, the renovations have transformed four existing food vendor locations into upgraded self-service stands featuring new equipment, custom millwork, stainless steel counters, illuminated signage, and fresh Union-branded finishes throughout the concourse.
