Leaking water heater that has been replaced far too many times for this client in west Lampeter.
Replaced with Bradford White along with a bigger expansion tank (4gallon) and piped in the hot and cold, vent and connect the gas.
Within 2 hours floor was dry, water heater was off the floor on cinderblocks, installed dielectric unions on both hot and cold supplies to prevent from any type of electrolysis, repiped the vent to eliminate 2-90 elbows by adding 2- 45 ,.
Told the client to ha e his Anode rod replaced every 2 if not 3 years to help prolong the life of the unit.
These power vent water heaters you are spending about $3,500 to have them replaced
Electric 50 gallons are normally around $1,700 with expansion tanks.
A client a few weeks ago said they had a quote for $4,500 to replace a power vent. I was glad I could save them money and get a new client.

Customers had no water one day. Thought the pump died. 😔
Homeowner knew a little bit and put some air in the old pressure tank that was from 1989! 😬🫪
Lasted a few days till I could order and get them on my schedule to replace.
Loved the communication, they sent me pictures so I could build a material list and give them an estimate via text.
Technology is great when it works 😄.
Was able to put in a 32 gallon tank that replaced the 20 gallon.
This will let the pump rest more between cycles as the well recovers.
After about 2.5 hours the water was back on and I was heading down the driveway smiling as I helped another client.
I hope this tank last 37 years 🙏🏻😬😄

Was a good day….
Plastic served its purpose with cast iron drippings…
Found a few spots behind the pipe, up against the wall that had cracks in them so this client was just having the 4” cast iron replaced for preventive maintenance but ended up being a great choice.
Have to stop back
Tomorrow and put some more straps on the pike to help prevent bellies in the pipe and then install a new laundry sink with liberty laundry pump install and a new toilet in the powder room.
Needs a few supply valves replaced and installing a single lever washer box.

Love when the client says first thing: you don’t have any help???? 🫪

Removed a pedestal sink in the powder room that looked like it had Forest Gump crutches holding it up after a family member ran into it…. Sorry I didn’t have any pictures of the massacre🤦‍♂️😃
Cut the baseboard trim and installed a customer supplied lav sink base, top and faucet. Looked like it was always there.
Homeowners were happy.
Then the kitchen sink had an S-trap that are now prohibited. Was able to fixed the back-pitched pipe in the basement and then install a T along with a P-trap and air vent to help drainage and venting.
Installed a customer supplied kitchen faucet and was on my way with another happy/satisfied customer.
Both jobs took a little over 2 hours to complete.
Was a good Monday. 🙏🏻🙏🏻

Anyone else getting these letters from Lancaster City Water?

It’s hard to control everything that can end up in our drinking water. We pay for our water, yet sometimes we still have to spend more to treat it so we feel confident about what our families are drinking. 🤦‍♂️

I recently received this notice regarding elevated PFAS/PFOA levels in Lancaster’s water supply, and it got me thinking about how many homeowners are simply unaware of what’s in their water.

Some people buy gallon jugs. Some drink bottled water. Some are perfectly comfortable drinking straight from the tap and say, “What isn’t going to kill me these days?” 😬🫣🤦‍♂️

But there are options.

I’m a big believer in a properly designed reverse osmosis drinking-water system, especially when paired with appropriate remineralization after the RO process. It can provide a great source of treated water right at your kitchen sink for drinking and cooking.

And remember—not every filter removes PFAS. If you’re considering treatment, it’s important to choose equipment specifically designed and certified for the contaminants you’re trying to reduce.

2012 water heater lasted 14 years.
Gas valve went out, few months ago the igniter cost them $600 plus $$ to replace.
Told them I could charge them another $700 plus but that is money you could be throwing away. Put the money towards a new unit and you will have 10 years before thinking of getting a new unit. That’s if the water isn’t hard…..
so they trusted my judgment and had me replace the 75 gallon with a 50 since only two people and two dogs live in the home. I try to work within my clients budget and help them spend their money properly and not to over pay.
Another company gave them a price to replace and I think my final price was still $1,500 cheaper 😔. Some of these companies and these young salespeople are just throwing prices and see if they stick.
I’m glad I was able to help a friend and client.
That 75 gallon unit tested my leg strength going up the stairs 💪😬.
Blessed for strength, knowledge and clients who trust my judgment 🙏🏻😊
Also found the pressure reducing Vavle was bad and will have to stop out tomorrow to replace 😄

Who needs propane?
I was at HAJOCA the other day and was talking to the guys behind the counter and they told me about Best Price Propane in Columbia.
I gave them a call and I bet they were probably at least a dollar cheaper than anybody else out there with no delivery charges. They did a free leak test and delivered my propane within three days.
I still had about 20% left, but figured I fill up before the cold months are upon us.
Tell them Andy from Good Faith Plumbing referred you. Very nice ladies in the office, easy to talk to, very easy process. I was very impressed!

Just happy when clients refer me to family members, neighbors, co-workers.
Word of mouth is probably 70% of my work as well as repeat customers.
I know I am blessed to have all of you in my life and I consider you family.
