WHY DOES NEW CONCRETE SOMETIMES FAIL AFTER JUST ONE VERMONT WINTER?

We recently assessed a relatively new exterior concrete slab showing significant surface scaling after its first winter.

What makes this case valuable is that additional information became available after our initial assessment—and it reinforced an important principle from our concrete failure research:

Concrete failures are rarely caused by one thing.

During our inspection, we observed coarse aggregate extremely close to the finished surface with a relatively thin cementitious paste/mortar zone above it. That near-surface zone matters.

It isn’t just the part that makes concrete look finished.

The quality, density, curing, permeability, and integrity of this layer play a major role in protecting the concrete from water pe*******on, chlorides, saturation, and freeze-thaw deterioration.

After our assessment, we learned more about the slab’s first winter: significant moisture and ice accumulation, difficult drainage conditions, vehicle-borne road salt and slush, and repeated freeze-thaw exposure.

We believe those conditions absolutely contributed to the failure.

But here’s the important distinction:

Water + salt + saturation + freeze/thaw = the environmental attack.

The cured near-surface concrete = the material that has to resist that attack.

Vermont concrete is exposed to harsh conditions every year. Our research and field observations continue to show that some of the most aggressive deterioration occurs when heavy saturation and chlorides interact with a vulnerable near-surface concrete zone.

That’s why identifying the mechanism matters before choosing a repair.

Grinding removes deteriorated material.

Drainage corrections reduce future saturation.

Resurfacing reconstructs the lost cementitious wearing surface.

Sealing helps reduce future water and chloride pe*******on.

For this condition, our approach is therefore:

Correct drainage → mechanically grind/profile → restore the surface with a polymer-modified cementitious system → protect/seal the restored concrete.

Not simply covering up deteriorated concrete and hoping it survives another winter.

Concrete deterioration leaves evidence behind. The goal of an assessment is to read that evidence, incorporate new information when it becomes available, and develop a repair strategy that addresses both the damaged concrete and the conditions attacking it.

After conversations between the founders of SlabWorx and Biolift, we decided to put the technology to the test where it matters most—on real jobsites.

Over the next several weeks, our team will be field-testing multiple Biolift exoskeletons during demolition, material handling, grading, site preparation, and concrete work. We’ll be tracking fatigue, productivity, comfort, durability, and overall jobsite performance under real-world conditions.

Another first for Vermont.

This project challenged our team to construct an architectural garage foundation over an active geothermal system in Montpelier—requiring careful engineering, planning, and ex*****on to protect the underground infrastructure while delivering a structurally sound foundation.

From layout and reinforcement to placement and finishing, every step was completed with precision. The Town inspector was on site and was beyond impressed with both the process and the finished product.
