Customer wanted a bottom repair if possible, subfloor turned out to be ok. Over 50 joist sistered properly from the girder to the sill plate and rim joist. Dry rot had caused major cracks. Ledgers replaced in various areas. Customer went with a partial encap afterwards with a dehumidifier. Full encaps are an option as well.

Removed moisture damaged floor insulation, clean out, 20 mil reinforced barrier, installed french drains, sump pump, built pvc crawl door, R10 wall insulation that has been treated with a termiticide (ICC ES AC239), piers wrapped, inspection gaps present, installed crawl space dehumidifier with a condensate pump, sealed vents, humidity monitor.
