Popped screws mean open holes.

Metal roofs expand and contract with every hot day and cool night. Over time that movement backs screws out and wears the washers. Each loose fastener becomes a small opening for water.

What we do: replace backed-out screws with oversized fasteners and new washers, then reseal or recoat where it makes sense.

Small fixes, inspected twice a year. If your metal building has a few drips, give us a call.

Caulk isn't flashing.

Where a roof meets a chimney or wall, a bead of caulk can look like a fix. In our heat it dries, shrinks, and cracks, and water slips right behind it. Caulk is a touch-up, not a long-term seal.

What we do: install proper step flashing and counter-flashing, the way it should be done the first time.

If your chimney has more caulk than metal, call us for an honest look.

The AC got fixed. Did the roof?

Rooftop equipment needs service, and that is a good thing. But dropped screws, sharp panels, and heavy foot traffic can puncture the membrane. Those small holes often go unnoticed until a leak shows up inside.

What we do:

Add walkway pads along service paths
Inspect the roof after HVAC service
Patch punctures before they spread
Small fixes, inspected twice a year. Call us after your next service visit.

When drains clog, water finds a way in.

Leaves, cups, and debris collect around roof drains and scuppers. Once they are blocked, water backs up, rises over flashings, and can end up inside the building. It is one of the most common causes of commercial leaks, and one of the easiest to prevent.

What we do: clean and inspect drains and scuppers on a simple maintenance plan, every spring and fall.

Small fixes, inspected twice a year. Ask us about a maintenance plan.

A hot attic cooks your shingles.

When an attic cannot breathe, heat and moisture get trapped under the roof deck. That bakes your shingles from below and shortens their life. You may notice it in your upstairs rooms first.

What we do: balance the airflow. Good soffit intake paired with ridge vents or a solar attic fan lets the heat out the way it should.

If your attic feels like an oven, we are happy to take a look and explain your options.

Storm lift a few shingles?

Strong wind can flip shingle tabs up or tear a few off completely. Once the seal breaks, rain can get underneath. It rarely means the whole roof is done.

What we do: replace the damaged shingles with the closest match we can find and seal them down. Most of the time that is a repair, not a new roof.

If the last storm left you wondering, we will tell you straight what we find.

Pine needles hold more than you think.

Our pines are beautiful, but their needles collect in roof valleys. Packed needles hold water against the shingles and wear the valley out early. Valleys carry the most water on your roof, so they are worth keeping clear.

What we do:

Clear the valley by hand
Check the shingles and underlayment
Repair only what needs it
A quick look now is easier than a leak later. Give us a call.

A small crack can flood a ceiling.

That rubber collar around your plumbing vent takes the full East Texas sun every day. Over time it dries out and splits. Rain then runs down the pipe and into your attic, often showing up as a stain far from the vent.

What we do: replace the pipe boot and seal it properly. It is a small repair, not a reason for a new roof.

If you see a ceiling spot near a bathroom, we will take an honest look.

Bolted on today. Leaking tomorrow.

Most satellite dishes and antennas are mounted the fast way: lag bolts driven straight through the shingles, no flashing, and coax cable stapled across the roof. Every one of those bolts is a hole in your roof. When the dish gets moved or upgraded, the old bolts usually stay behind, and those holes are left open to the weather.

A dish mount should be treated like any other roof pe*******on, which means properly flashed and sealed to roofing standards. When it's done right:

No exposed lag bolts or open holes
Cables run cleanly instead of across your shingles
Old pe*******ons get sealed when equipment comes down
Your roof's workmanship warranty stays intact
Before the next dish or antenna goes on your roof, call us first. If you already have one bolted on, we'll check it and seal it properly.

Skylights don't fix themselves.

Skylights are one of the most common leak points on a commercial roof. Seals dry out, curbs and flashing loosen, and the lenses crack under the Texas sun. By the time you see a drip, water has usually been getting in for a while.

Clean Cut Commercial Roofing keeps skylights working:

Inspecting seals, curbs, and flashing
Resealing and repairing leaks
Replacing cracked or yellowed lenses
Adding fall-protection screens for safety compliance
Scheduled maintenance so small problems stay small
A little maintenance now protects your inventory, your tenants, and your budget later.

πŸ“ž Call 903-291-0848 to schedule a skylight and roof check.
