We were tasked with performing an EIFS repair on one of the spires at the top of the The Lofton Hotel - 24 stories up, and a challenging work environment where access required traveling across a standing seam metal roof, with 100% tie-off required at all times and limited approved and acceptable tie-off points available.
The conversation went something like this:
“Can you complete the repair for us?”
“Yes, we can get this done for you!”
“Can you complete it safely and provide a detailed plan prior to work starting?”
“Absolutely. It’s the only way we’re going to do it.”
Before work began, the access and fall-protection requirements were carefully evaluated, and a plan was developed to safely reach the work area while maintaining continuous fall protection requirements.
The repair was completed successfully and safely using a lifeline rope system securely attached to an approved roof-installed tie-off bollard to provide access to the top of the standing seam metal roof, from a stationary scaffolding platform used as a staging area. Once on the roof, our employee was able to install and utilized an approved standing seam roof anchor in conjunction with a Class 2 leading-edge self-retracting lifeline (SRL) to safely access and perform the required repair on the damaged spire.
This project is a great example of why successful work at heights starts long before the first step onto the roof.
Plan. Prepare. Execute.
When the work environment is challenging, safety cannot be an afterthought - it has to be part of the plan from the beginning.
