Not sure your idea is even possible on the lot you have?

That is the question we answer first. We will tell you what the parcel supports, what approvals it needs, and what it takes to get there. Options with pros and cons, then our recommendation.

The details matter.

Grading and drainage. Stormwater design. Utility and roadway layout. Land use review.

Four pieces of the same job: making sure a site works before it is built.

Local knowledge, licensed expertise, and a plan that clears review.

Fall is the wettest stretch of the year in Chester County, and it is when stormwater systems get tested.

Leaf-clogged inlets, saturated ground and fast runoff turn small design shortcuts into standing water.

An engineered stormwater plan sizes for the storm you actually get, not the one you hoped for.

Municipal review runs on meeting calendars, not on yours.

Plans submitted this fall have room for review comments, revisions and a hearing date before winter. Plans submitted in February usually do not.

If you want to build next spring, this is the season to start the paperwork.

Most of a project happens before anyone breaks ground.

Feasibility. Site and sketch plan. Stormwater design. Approvals.

Each step answers a question the next one depends on, which is why the order matters as much as the drawings.

Today is for the people who plan, design, survey and permit the places we live and work.

The work that happens long before a shovel hits the ground is still work. Thank you to everyone who does it.

Happy Labor Day from all of us at Padula Engineering.

"It's just a pool." Then the township asks for a stormwater plan.

A pool, the patio around it and the decking all add impervious surface. Past a certain amount of new impervious area, most townships require a stormwater review, even on a single residential lot.

We run the calculations, draw the plan and make the submission so it clears review the first time.
