MOLD CONTRACTOR RED FLAGS 🚩
In Texas, mold remediation is not just a cleaning service — it is a regulated legal process governed by the Texas Department of Licensing and Regulation (TDLR). Hiring the wrong contractor can put your property, insurance coverage, and the health of your family or renters at risk.

⚠️ WATCH FOR THESE RED FLAGS:
1. IGNORING THE 25 CONTIGUOUS SQ FT RULE
Under Texas law, mold affecting more than 25 contiguous square feet typically requires a licensed Mold Remediation Contractor and a written remediation protocol prepared by an independent Mold Assessment Consultant (MAC). If someone is simply “spraying chemicals” or “wiping it down,” that should raise concern immediately.
2. NO CMDR PROVIDED
After remediation, you should receive a Certificate of Mold Damage Remediation (CMDR). Without it, you may face issues with future insurance claims, coverage, or property transactions.
3. TESTING THEIR OWN WORK
Texas regulations require independent third-party clearance testing. If the same company remediates and clears their own work, that is a major conflict of interest.
4. MISSING REQUIRED DOCUMENTS
Before work begins, consumers should receive:
TDLR license information
Consumer Mold Information Sheet (CMIS)
Signed work plan and remediation protocol
