Will your pantry function or just be something pretty to look at?

Consider if you’re a

✨pantry just for storage
✨full butler’s pantry with appliances, a sink, and specialty cabinets
✨in between, mix of both

type of person?

Also, don’t forget to think about electrical and if you’re plugging stuff in, not just the food storage.

Because while we all want our homes to be beautiful, having a stunning pantry that is hard to use, or find anything in, or that no one ever sees, can just end up being a large portion of square footage feeling like a waste and we don’t want that.

No one WANTS to go through building 2 homes in less than 3 years because it can be stressful and long, and of course they wanted to love that home. But, the second time around, with me, they were walked through choices, asked so many questions they were probably tired, and ended up with a home that fits them so much better. They have been living in it for a couple years now and can actually watch their boys grow up in a home they created.

Remember the farmhouse I mentioned starting design on a couple months ago that I was going to share the process of designing it? Yah, got so deep into design, I didn't share anything.... oops!

But, now we're getting to the end and we have a beautiful, traditionally inspired farmhouse home designed and plans are almost ready for permits!

This week was nailing down the details, walking through site placement, and their next set will be used for bids and finalizing numbers.

I'm beyond excited to see this one start soon!

The cover sheet is an overview of your whole home build. It's the first page of your plans and give everyone (builders, subs, you, and anyone else) a clear starting point.

Typically you find:

➡️ A symbol legend to help decipher what everything means

➡️ Project info (think sizes, material amounts, etc)

➡️ Sheet Index (aka table of content)

➡️ General notes and building codes

➡️ Visual of the exterior of your home

This sheet is a quick way to see general, but important information before diving into each section of the home plans. It helps everyone stay organized and on the same page!

Built-ins are more than just shelves for things.

They are moments and spaces where my clients can showcase their style and favorite things. It's a spot for memories and a timeline of who you are at any given moment.

These specific shelves bring in the warmth of the wood tones in the kitchen, add texture and color to the space, and are a great moment viewed from the whole living space. They show off my clients favorite LEGO sets, collected glassware, and keeps their plants up from nosey cats.

Is it better to buy online floor plans or invest a bit more in one custom to you and your needs?

I'm sure it's not a surprise, but I'm team custom all the way.

More often than not online floor plans still have to be taken to someone local for changes - or if you find out it's out of your budget to build, you're kind of SOL.

Whereas when you invest in a custom plan, you work with someone who truly gets to know your needs, desires, and frustrations when it comes to your home right from the start.

While online plans seem cheap upfront, the extra costs of changes and even frustration when you move in and realize it doesn't fit your family how you'd hoped, is definitely not worth it.

I’m there throughout the whole process to make changes and have added bonuses like 3D visuals, 3D walkthroughs, material selections, and more - things you’ll never get with a regular plan online!

Getting renders done can always be helpful, even if you're home already has started and walls are going up!

For this home, the client wanted help visualizing colors and materials, and understanding what her home would look like as it was going together.

Like most people, she was unsure how to read her plans and understand what exactly it was going to look like, especially with the living room vault.

And we explored how to make a cute under the stair play house for her kids!

How involved am I in your build process?

If I do my job right during the design process, you don't need me to be.

By the time you start building, the layout and details have already been figured out and noted in the plans. You've seen everything in 3D and you know you love how things are going to look. We're design heavy up front so you're not making in the moment changes, unless maybe a material needs to be re-picked.

And while you will start with a great set of plans, you also need a builder that can execute the plans and that you trust they know what they're doing.

Even though I'm not usually needed during the build process, I'm definitely stopping by when/if I can. You can always spam me with photos. And I'm only an email away if you do you have questions. I'm not a monster that will ignore your email!
