For this custom renovation project currently under construction in Edgewater, MD, we developed four distinct exterior palettes to explore how we could bring new life to this unique home.

1 | Coastal Grey: Refined tones of grey create a clean, modern look.
2 | Pops of Red: Red accents call back to the original red siding, connecting the home’s past with its future.
3 | Green Wash: A deep sage wash unifies the entire facade, existing and addition.
4 | Warm Modern: A rich, warm palette adds depth and character.

One day. Three projects. Three very different scales. 🏗️

Last Friday, our construction site visits took us from a downtown office fit-out to a waterside home renovation to an affordable housing community. No matter the project scale or type, our focus stays the same: staying close to every detail as a design moves from drawing to construction. From reviewing details in the field to working through the unexpected, Construction Administration is where design decisions come to life.

Did you know July 30th is National Intern Day? 🎉

This week we’re celebrating Morgan Waterman, our summer intern and a fifth-year architecture student at Virginia Tech, heading into her thesis year this fall.

Originally from Columbus, Ohio, Morgan has spent the summer diving into professional practice, picking up new skills, and exploring a new city along the way. At the core of her design approach is the belief that architecture should be for people and place, designing with the people who’ll use a space, not just for them. When she’s not out exploring DC, you can find her crafting, reading, or simply searching for the best coffee shop.

What does it mean to preserve history while creating something new? For us, it’s projects like The Collection at R Street.

We were honored to celebrate at Virginia Tech ‘s Innovation Campus as The Collection at R Street received an Award of Merit in Historic Architecture from AIA Northern Virginia. The project transforms a historic 1880s schoolhouse through thoughtful adaptive reuse, creating twenty-three modern homes that expand missing middle housing opportunities while preserving a valuable piece of DC’s architectural heritage.

By pairing historic preservation with gentle density, The Collection at R Street demonstrates how existing buildings can help address housing needs, strengthen neighborhoods, and connect new residents to the city’s rich architectural history.

Where are you watching the World Cup? ⚽️

At our recently completed expansion at O’Sullivan’s, we worked to create the Snug. Traditionally, a snug is a small, highly private, partitioned alcove within an Irish pub, often featuring opaque or etched glass and its own dedicated service hatch to the bar.

In this case, our client expanded into the adjacent retail space with the goal of creating a distinctly different experience for a diverse customer base, a place that’s a bit quieter, where you can catch up with an old friend over a pint (or two).

Custom millwork, rich finishes, and elegant lighting fixtures all come together to shape the experience, where material, detail, and light define a space that feels both intimate and intentional.

Thinking back to last Friday at the 2026 AIA Conference on Architecture and Design, Will and Charles checked out a few standout projects during the tour segment.

🌊At the Center for Coastal Studies at Scripps, they explored how Miller Hull approached adaptive reuse within the strict constraints of the California Coastal Commission. The project preserves the carbon investment of the original concrete storage tank while transforming it into office and collaborative spaces, aligning with workplace and adaptive reuse themes relevant to our own office.

🌴At TreeHouse, a new market-rate multifamily development in Banker’s Hill, they examined design strategies for urban residential projects with views of San Diego Bay. The visit highlighted key considerations such as integrating amenities like a pool and roof deck on a compact site, as well as the detailing complexities of combining wood framing with concrete construction in a podium configuration, insights applicable to our clients in the DMV area.

☀️In La Jolla, they visited two cultural buildings that highlight the role of placemaking and design in connecting arts organizations with their audiences: the renovated and expanded Museum of Contemporary Art San Diego and The Conrad, the new home of the La Jolla Music Society.

DC’s alley lots just got a major zoning update. But what does it actually change for development on these sites?

Last fall, we published a piece on the challenges of DC alley lot zoning and development, noting the advocacy efforts of principals Will Teass (via ) and Charles Warren (via ) in advancing proposed amendments through the public hearing process.

Now, following the DC Zoning Commission’s adoption of those amendments in March, we’re taking a closer look at what has changed in our latest TWA Journal post.
