Every home we build starts with a conversation, not a floor plan.

This rendering is where our design process begins. After we sit down with our clients and hear what they want - the style, the materials, and how they actually live day to day - we start with renderings. That way we know our thinking lines up with theirs before a single line of the plans gets drawn.

These clients are building on a ridge, and they had two big goals:

- Feel the outdoors even while they're inside - big glass, open views, and natural stone and timber pulling the landscape into the house
- Plenty of outdoor space for entertaining - a covered deck, a walk-out patio with fireplaces, and a fire pit area for evenings with family and friends

A detail most people miss on their plans: the step from the garage into the house.

With a block foundation and 16" floor trusses, your garage slab sits well below your floor, and that gap has to be made up with steps inside the garage. If you plan for it early - 12" block on the bottom courses to recess the trusses - the slab runs right up flush and you get a simple 3/4" step into the house.

Foundation block is in. Our block crew laid this entire foundation in a day and a half - three guys, and they absolutely killed it.

Those tubes are the receipts. On this commercial addition the state required special inspections on the footer - soil compaction verified and concrete strength tested. The inspector fills cylinders straight off the pour and a lab breaks them to prove the mix hit strength. Nobody takes anybody's word for it. Residential or commercial, the standard does not change on our jobs.

What is a frost line? It is how deep the ground freezes in winter. Water in the soil freezes, expands and lifts whatever is sitting above that line. On an addition you inherit whatever the original builder did, so we measure it, we do not assume it. If the math comes up short, the pour waits.

Part 2 - here is how the footer problem got solved. We could have poured that morning. We did not. Six inches of footing, eight of block, four of dirt on top, and the number still was not where it needed to be. So the concrete truck waited on an engineer's letter instead of the other way around. That is the difference between hitting a schedule and building something that lasts.

The call you do not want: "we have got a little bit of a problem." Small town, older building, no inspections back when it went up - so the plans and what is actually in the ground do not always match. Existing footer was six inches thick and did not go below the frost line, which means there is nothing solid to pin the new footer to. You can plan an addition for months and still not know what you have until you open it up. Architect and engineer get a call, we get an updated drawing and approval, then we pour. That is the order it goes in.

We break ground soon on a new custom home in Hillsboro.

3,719 finished square feet. Two stories, a full covered front porch, and a family who spent a year getting the plan exactly right before we ever moved dirt.
