One of the things I like to remind buyers is that there usually isn’t just one way to structure a mortgage.

Different loan programs, down payments and financing strategies can make sense for different people. I’d much rather start with what you’re trying to accomplish and work backward from there.

That conversation can make a bigger difference than you might think.

I know it’s hard not to compare today’s mortgage rates to the really low rates we saw a few years ago.

But zoom out beyond 2020 and 2021, and the picture looks a little different. Those ultra-low rates were much more unusual historically than what we’re seeing today.

Doesn’t mean rates don’t matter. They absolutely do. I just think a little perspective helps.
