All homes move slightly over time, but true settling is gradual, symmetrical, and slow. When homeowners notice sudden or severe structural changes and assume it is just settling, they are often looking at differential movement, soil shrinkage, or framing failure. Each of these specific issues has a completely different cause and requires a unique repair path to protect your home's integrity. Do not dismiss structural warning signs as normal wear and tear. Have an expert evaluate the foundation to determine exactly what is happening beneath your home. Contact A Step In Time Structural Engineers to schedule an evaluation.

When your insurance company sends an engineer to assess storm or water damage, that engineer's report serves the insurer's interests. An independent engineer that you hire yourself serves yours. The findings may be identical, or they may not be. Having your own PE-stamped assessment gives you the documentation to have that conversation from an informed position.

Protect your home and your interests with an independent assessment today.

We are seeing significant foundation issues in three major Virginia regions this summer.

In Richmond, expansive clay shrinkage from the ongoing drought is causing noticeable movement. In Northern Virginia, older homes with original mortar are showing accelerated deterioration. Down in Virginia Beach, coastal soil shift combined with corrosion in structural connectors is creating unique problems for homeowners.

If you live in any of these areas and have not had a structural review this year, now is the time to get one before listing your property or facing costly repairs.

Contact A Step In Time Structural Engineers today to schedule your PE-stamped report.

We get called in after the repair. Here is why that matters.

A homeowner had a foundation wall repaired twice in three years. Both times the cracks came back. Both times the repair held for a season, then the wall started moving again.

Nobody had identified the actual cause.

We inspected. The culprit was expansive clay soil beneath the foundation, absorbing moisture and pushing against the wall every wet season, then pulling away every dry one.

The wall was not the problem. The soil movement was. Every repair that addressed the wall without addressing what was driving it was always going to fail.

The third repair was the last one they ever needed, because it was the first one based on an accurate diagnosis.

This is what a structural engineering assessment is for. Not to confirm what a contractor already plans to do, but to find out what is actually causing the problem before anyone decides how to fix it.

Diagnosis first. Always.

A contractor can tell you what is damaged. A PE-stamped engineering report tells you why.

That distinction matters more than most homeowners realize. When a foundation cracks, when a roof connection fails after a storm, when a wall starts showing signs of movement, the visible damage is only part of the picture. What caused it, which structural elements are affected, and what the engineering actually requires to fix it correctly, those are engineering questions that a contractor estimate does not answer.

A PE-stamped report establishes the structural cause behind the damage. It documents the engineering basis for the repair scope. And it carries professional authority that holds up with insurance carriers, building departments, and courts in a way that a contractor's assessment simply does not.

Getting the cause right before the repair begins is what keeps the problem from coming back.

The most expensive structural repairs are not always the biggest ones. They are the ones done without a proper diagnosis first.

We see this pattern regularly. A homeowner notices foundation cracking, a contractor recommends a repair, the repair gets done, and the problem either comes back or something adjacent to it starts showing the same symptoms. Nobody asked why it happened in the first place, so nobody addressed the actual cause.

A structural engineering assessment starts there. Not with what needs to be fixed, but with what caused it. That distinction determines whether a repair solves the problem or simply delays the next one.

The reports we produce are PE-stamped, written in plain language, and accepted for insurance claims, contractor scopes, and legal proceedings. They are not a formality. They are the document that tells everyone involved what the engineering actually says, so decisions are made based on evidence rather than estimates.

Spending on an engineering assessment before committing to a major repair is not an added cost. In most cases it is the only thing standing between a homeowner and a five-figure repair that does not fix what needs fixing.

A home inspector and a structural engineer are not the same thing, and the difference matters most when you are about to sign on a property.

A home inspector provides a general visual assessment of a property's overall condition. What they cannot do is determine the cause of what they observe, provide an engineering opinion, or produce a PE-stamped report that carries legal and technical authority under Virginia law.

If the home has foundation questions, older framing, a history of storm damage, or anything an inspector has flagged as needing further evaluation, that further evaluation needs to come from a licensed structural engineer, not a second home inspection.

One call before closing gives you an independent engineering assessment of what you are actually buying. It documents current conditions, identifies the cause of anything concerning, and gives you a professional engineering opinion you can act on, whether that means negotiating, requesting repairs, or walking away with confidence.

The cost of an independent structural assessment before closing is a fraction of what it costs to inherit a problem after.
