Imagine spending $25,000–$30,000 on a brand-new roof…

And TWO YEARS LATER, it’s leaking and you’ve got RATS living in your attic. 🐀😳

Unfortunately, that’s exactly what we’re dealing with on this roof inspection.

And the more we looked, the worse it got. 👀

🚩 No drip edge to properly protect the roof edges.

🚩 Improper ventilation with a ridge vent system that wasn’t suitable for this hip roof’s design.

🚩 Old pipe collar flashing that wasn’t replaced. They just spray-painted it and called it a day. 🎨

🚩 Old skylights that were simply reset instead of properly addressing the aging components and flashing.

🚩 Missing roof-to-wall flashing where the roof meets the side of the house.

🚩 Rats getting into the attic through vulnerable areas of the roofing system.

And now?

The roof is leaking, there are multiple installation problems, and the best long-term solution may be to replace the entire roof.

A TWO-YEAR-OLD ROOF. 🤯

Here’s what homeowners need to understand:

Just because you paid $30,000 for a roof doesn’t mean you got a $30,000 roofing system.

And just because the shingles are new doesn’t mean everything underneath and around them was installed correctly.

They saved a couple hundred dollars on their roof replacement…

And got some RENT-FREE tenants in the attic as a bonus. 🦝😂

This homeowner went with the lowest bidder when they had their roof replaced.

One of the ways they saved money? Skipping the drip edge.

Seemed like a good deal at the time, right? 👀

Well, fast-forward a few years…

💧 Without proper drip edge protection, water has been getting into the fascia boards.

🪵 The fascia is now rotting ALL the way around the house.

🦝 And a raccoon, possum, or some other furry freeloader has chewed a hole through the deteriorating wood and moved into the attic.

So now, instead of saving a couple hundred dollars, they’re looking at replacing the fascia boards around their ENTIRE home.

The homeowner noticed the difference before we even asked. 👀

We like to come back about 12–18 months after replacing a roof for a follow-up inspection, and during this one, the homeowner told us:

“My attic is SO much cooler now.”

Welcome back to another episode of Crazy Customer Stories: Roofing Edition. 😂

This one started when a homeowner hired us to repair her gutters.

Gutters. Remember that part. 👀

Sometime later, she called us VERY upset because…

Her roof was leaking.

There was just one small problem:

We had never touched her roof. 😂

But we wanted to take care of her, so we went out, found the roof leak and REPAIRED IT FOR FREE.

Problem solved, right?

Oh, no. We’re not done. 😅

A couple of weeks later, she called AGAIN—this time upset because we hadn’t come back to prime and paint the interior ceiling stain caused by the roof leak.

The roof leak we didn’t cause.

On the roof we didn’t work on.

That we had already repaired…

FOR FREE. 😂

And the best part?

Her husband knew she was wrong.

But essentially told us he wasn’t getting involved because HE still had to live with her.

So apparently…

we got to deal with it instead. 💀😂

Just another day in the roofing business.

And yes, we still answer our phones. 😂

Apparently, our roof replacement came with a new feature:

It attracts pine straw. 😂🌲

A homeowner called us after we replaced her roof because pine straw from the trees hanging over her house was suddenly sticking to the roof.

According to her, that NEVER happened before we replaced it.

So we went out to investigate. 🔎

And after taking a look, we were able to show her that…

Yep.

The pine straw had, in fact, been sticking to the OLD roof too. 😂

The trees were still there.
The pine straw was still falling.
And gravity was still doing its thing.

But somehow, in her eyes, the new roof was still responsible. 😅

Could we control the trees?

No.

Could we convince her that the laws of nature weren’t included in her roofing warranty?

Also no. 😂

But since we were already there, we cleaned the pine straw off her roof AND cleaned out her gutters for her.

Because sometimes customer service means fixing the problem…

And sometimes it means climbing onto a perfectly good roof to clean up what the trees dropped on it. 😂🌲

Welcome to Episode 3 of Out-of-Pocket Things We’ve Heard From Homeowners. 😂

Homeowner: “The skylights you installed are leaking. We need you to come warranty them.”

Us: Absolutely. We installed them 4–5 years ago, so let’s take a look. 🔎

We get there and discover one tiny detail they forgot to mention…

They recently had their entire roof replaced.

Not by us.

By a friend. 👀

And during that roof replacement, their friend damaged the flashing around the skylights.

THAT’S why they’re leaking.

But they still wanted us to cover the repair under OUR warranty. 😅

Unfortunately, a workmanship warranty covers the work WE performed. It can’t cover damage caused years later when someone else works on or alters that area of the roof.

It’s kind of like having your friend replace your car engine, breaking something in the process, and then taking it back to the original dealership like:

“So… you’re fixing this for free, right?” 😂

This is also why WHO works on your roof after installation matters.

Skylights, flashing, pipe collars, vents, chimneys—these are all areas where improper work can turn something that wasn’t leaking into a leak very quickly.

And your friend’s price might be friendly…

but water doesn’t care who your friends are. 👀

Welcome to another episode of Diabolical Things Homeowners Say to Roofers. 😂

And believe it or not… we hear this one A LOT.

“We’d like a free roof inspection and an estimate for what needs to be repaired.”

Sure! Then we look up the address and realize…

We already inspected the roof and quoted you for a replacement.

“Oh yeah… we hired someone else because they were quite a bit cheaper.”

Okay…

“They replaced it, but now it’s leaking.”

😬

“And we can’t get them to come back and figure out why.”

😬😬

“So can you come inspect it for free, figure out what they did wrong, write up everything that needs to be fixed, and then we’ll give YOUR diagnosis to THEM so they can come back and repair it?”

Respectfully…

You want us to provide the expertise you decided not to pay for… so the cheaper contractor can use it to fix the roof they installed incorrectly? 😂

That’s not a free estimate.

That’s asking one roofing company to provide free diagnostic consulting for another roofing company’s work.

And there’s a bigger lesson here:

When you’re comparing roofing estimates, you’re not just comparing shingles and a number at the bottom of the page.

You’re comparing workmanship, experience, accountability, communication, and whether that contractor will actually answer the phone when something goes wrong.

Sometimes the cheapest roof becomes the most expensive one.
