AH Realty Trust was proud to partner with Roc Solid Foundation to help build a backyard playset for a local family impacted by pediatric cancer.

Twenty-four AHRT team members volunteered their time to bring the project to life. For children undergoing cancer treatment, opportunities to play can often be limited, making a backyard playset a meaningful place to simply be a kid and create happy memories with family.

We’re grateful to our team members who participated and to Roc Solid Foundation for the important work they do to support children and families in our community.

Regions with long-term real estate demand are rarely supported by a single source of activity. Employers, residents, retailers, restaurants, and service providers each contribute to how a community grows and functions over time.

The interaction between business investment, population growth, and consumer activity creates conditions that can support multiple property types simultaneously. Retail, office, and mixed-use assets often share many of the same underlying market characteristics, creating a broader foundation for long-term real estate activity.

Demand is evaluated through a combination of economic data, demographic trends, and consumer behavior. Leasing activity adds another perspective by reflecting actual decisions being made by businesses in real time.

Each renewal, expansion, relocation, and new lease represents a choice about where a company wants to operate. Viewed collectively, those decisions can provide insight into where business interest continues to be concentrated.

Town Center of Virginia Beach attracts millions of visits each year, but volume alone does not tell the full story. Visit frequency provides a broader perspective on how consistently an asset is being used and whether activity is sustained rather than concentrated around isolated peaks.

When people return regularly, traffic patterns can offer insight into a property's relevance, sustained engagement, and its role within the surrounding area. Those signals help create a more complete picture of activity at a property beyond any single day, season, or event.

Not all retail demand is driven by discretionary spending. Many shopping centers serve needs that are part of everyday routines, creating a different pattern of activity than destination-oriented retail environments.

Grocers, service providers, health and wellness concepts, and other convenience-based businesses generate regular visits throughout the week. Their presence contributes to a recurring pattern of activity that complements the broader tenant mix and helps establish a property's role within its trade area.

Harbor Point brings workplaces, residences, businesses, and public gathering spaces together within a single waterfront district. The mix of uses supports activity throughout the day, with each component contributing to the overall environment.

Activity generated in one part of the district complements activity in others, creating engagement across the broader environment. That connectivity allows the property to serve multiple user groups and contributes to an integrated experience for residents, employees, visitors, and businesses.

Connectivity is a defining characteristic of mixed-use developments, where complementary uses and destinations exist within a connected environment.

As AH Realty Trust has simplified its portfolio around open-air retail and mixed-use office assets, ownership, leasing, operations, and capital planning have become increasingly centered on a more defined set of property types.

That focus creates opportunities to build deeper knowledge of the regions, demand patterns, and operating characteristics that shape performance across the portfolio. It also allows insights from one asset to be applied more readily across others with similar uses and tenant profiles.

The result is a portfolio strategy that connects ownership, operations, and capital allocation around a more focused set of assets.

This week marked the conclusion of Culture Haus at The Interlock, AH Realty Trust's mixed-use destination in West Midtown Atlanta. Introduced as a seasonal activation, Culture Haus transformed the property's central lawn and shared spaces into a gathering place for the community from June 11 through July 19, hosting more than 50 events, including watch parties for this summer's global soccer tournament, wellness programming, live music, and other community experiences.

For AH Realty Trust, programming is an important part of operating mixed-use real estate. While each property is defined by its mix of office, retail, residential, and public spaces, thoughtful activations can complement those uses by creating additional opportunities for tenants, residents, and visitors to experience the property throughout the year.

Thank you to our on-site team for their creativity, planning, and ex*****on in delivering another season of programming at The Interlock.
