Mechanical failures from AC condensate drains is a major issue within the ENVELOPE of the human habitat. Biofilms create health toxins that are released into the lower INTERIOR of you home. Millions of Americans suffer from respiratory ailments that are directly tied to poor indoor air quality caused by unmanaged moisture sources.

This home, however, is (now) arguably the driest non-mechanical, most flood resilient, best sealed, below grade crawl space on the entire planet! Too low to add sand, although we did add 4 tons, but not enough height to allow for the difference needed to keep it from flooding. Years of rot ... but no more.

So...what do we have here?! CDB00101. The Worlds' 1st Crawl Space Condensate Drain Basin!! Did you know that AC condensate biofilm growth rates are inversely proportional to discharge velocities? Meaning the degree of decline for drain pipes directly affect how much biofilm forms. For the same reason that algae will not form in flowing waters, drain snot will not easily form past a certain negative slope.

The CONDESATE DRAIN BASIN :
- reduces biofilm formation up to 90+%
- reduces mechanical failures up to 90+%
- can be installed in 90+% of crawl spaces
- minimizes discharge distance for slope velocities needed
- mitigates a major source of food for mold within the residential envelope
- considers the Rankine passive zone of foundational footings
- can be 'fitted' to most soil types, BTU needs
- can be fitted for most condensate mechanical discharges
- incorporates a trace element absorption monitoring system

TRADITIONAL AC CONDENSATE DISCHARGE methods:
- long low slopes & hard turns produce the problem

Exterior seals last 50 years on average. The bottom seal of the CRAWL SPACE less than 10?! Modern crawl space wet floodproofing solutions fail due to a lack of understanding of the dynamics involved. The SUBGRADE or BELOW GRADE crawl space is the beginning of the end of a structure. It's likely the beginning of respiratory issues from mold as well... Keeping unmanaged water out of the envelope is key to keeping mold out.

Unmanaged GROUNDWATER INTRUSIONS are causing most of the damage. What the industry is selling as "high Virginia Relative humidity" is actually 'atmospheric v***r saturation' caused by trapped groundwater. GWIs and plumbing leaks in the crawl space are most of the issue not exterior relative humidity... usually. Just remember air does NOT produce v***r it holds it or releases it and depending on v***r supply, temperature & pressures determines what the RH is.
