A special day for a very special project.

Today, IONIC was honored to celebrate the ribbon cutting for Solterra School in Norfolk — marking an exciting milestone for a school thoughtfully designed to bring together education, therapy, nature, and a supportive environment for every learner.

And what made the moment even more special? The very first student to walk through Solterra’s doors was the one who got to cut the ribbon. We can’t think of a better person to mark the beginning of this new chapter.

It was a joy to be part of bringing Solterra’s vision to Hampton Roads and to see the doors officially open to the Norfolk community.

Projects like this are a reminder that architecture can have an impact far beyond the walls of a building. It can help create places where students can learn, grow, and feel supported.

Congratulations to the entire Solterra team on this exciting milestone. We’re grateful to have played a part in bringing this vision to life, and we can’t wait to see all that happens here.

BLUEPRINT FOR BETTER BUILDINGS: SOMETIMES THE BEST NEW BUILDING IS AN OLD ONE.

There’s something special about a brand-new building. But some of our most meaningful projects started with buildings that already had a past — and deserved a future.

In Richmond, a former flooring facility is now a therapeutic school for neurodivergent K-12 students, designed around safety, sensory needs and belonging.

In the Shenandoah Valley, a former church is becoming a recovery center, with a 30,000-square-foot addition now underway to meet the community’s growing need.

And in Norfolk, a building that has changed hands and purposes over the years is finding a new calling as a behavioral health center.

Three buildings. Three very different stories. One common thread: adaptive reuse can give an existing building a second chance while giving a community something it needs.

Because sometimes the greatest potential isn’t in starting over. It’s in seeing what’s already there—and imagining what it could become.

The drawing said this. The building said otherwise.

When converting an existing restaurant or retail space, having drawings doesn’t always mean you know the building.

What’s above the ceiling?
Where do the utilities actually enter?
Is there enough electrical capacity?
Where can the exhaust go?
Do the dimensions even match?

On a recent out-of-state restaurant project, the existing-condition information looked sufficient to start designing. It wasn’t.

Instead of designing around assumptions, we arranged for additional field investigation to document what was actually there.

Because sometimes the best way to keep a project moving is to slow down long enough to understand what you’re working with.

The lesson? Don’t confuse having drawings with knowing the building.

That’s why existing-condition verification is such an important part of what we do at IONIC—especially when helping restaurant brands expand into locations hundreds of miles away.

Ionic DeZign Studios is working on the exterior renovation of Bromley Shopping Center, helping give the property a fresh, updated look.

We’re excited to see this one come together and can’t wait to share more along the way!

🚧 Project Progress | Ladysmith, Virginia

It’s exciting to see our design come to life in Ladysmith! We’re proud to share a progress update on the new Flagstop Car Wash at 8192 Ladysmith Rd in Ruther Glen, VA.

From an empty site to walls going up and the tunnel taking shape, this project is quickly becoming a recognizable part of the community. As architects, it’s always rewarding to watch the ideas and drawings developed in the studio transition into a real, built environment.

Designed to support Flagstop’s continued growth across Virginia, this new location will bring a modern express car wash experience to Caroline County, complete with free vacuums, mat cleaners, air fresheners, and Unlimited Wash Club memberships.

We’re grateful to be part of the team bringing this project from concept to reality, and we look forward to seeing it continue to take shape. More progress to come!
