Virginia law requires a contractor's license number to appear on every contract they write.

That one sentence tells you more about a contractor than almost anything else they can say. If the license number is not on the contract, there is a reason.

Beyond the license number, a roofing contract worth signing should include:

The full scope of work, materials, brands, and installation method.
A start date and an estimated completion date.
The total cost and the payment schedule.
Both the manufacturer warranty terms and the contractor's labor warranty.
Who is responsible for pulling the permit.

If any of those things are missing, ask for them before you sign. A contractor who cannot produce a complete contract is not a contractor who has done this many times before.

Here is the question most Hampton Roads homeowners forget to ask before a roofing crew gets on their roof:

"Can I see your insurance certificate and can my name be on it?"

General liability covers damage to your property during the job. Workers' compensation covers injury to any crew member working on your roof. Without both, you may be the one who pays if something goes wrong.

The certificate holder line matters. When your name and address are listed on that certificate, you have documentation that the coverage was in place for your specific job. A certificate made out to no one in particular is not the same thing.

A contractor who cannot hand you an insurance certificate before the job starts is operating without a net. And in that situation, you are the net.
