It’s always a good feeling when we catch something before it becomes a costly repair or replacement for our clients. This is one of the biggest reasons why a seasonal maintenance program with a trusted professional can be so important. Can you spot the problems? This system was only 3 years old and the evaporator coil had a leak in one of the common areas we tend to find them. Thank goodness for warranties! Unfortunately, the owner had two companies come out before us that weren’t able to locate the issue. They charged him to add more refrigerant (immediate/temporary fix) that would inevitably leak back out failing to solve anything long term. It’s not uncommon for this to be the case. Excess water lines that are all over the place like this here don’t just look bad. They can also decrease how strong the water is flowing to your evaporator cooler. Pair that with a leak in the line and there’s a chance that the water pump won’t be able to get the amount of water it’s designed to need. This isn’t a common issue but we needed to find what was making the water pump burn out. We put a new line in that went straight to the unit (no excess) to ensure that the new water pump can work smoothly. This is a fairly simple fix on most homes but if you’re uncomfortable always ask a trusted professional for help. A clogged condensate drain can cause problems. The worst part about these problems is that they can usually be avoided with a simple maintenance by a professional or even the home owner/tenants themselves. In this instance, the water that should have been flowing smoothly out of the system got blocked by soot and buildup in the drain line (pvc pipe). The water then flowed over the sides of the drain pan and spread around the system. You can see where the water settled (spots with rust and corrosion). This moisture over a long period of time ended up causing problems with both electrical wiring and blower motor. After the homeowner had us install a new system, they also had us set them up with an annual maintenance program to ensure the same problem doesn’t happen to them or their tenants again in the future. Swipe to see what evaporator cooler (swamp cooler) pads shouldn’t and should look like. It’s not hard to do on your own but can take take time and can be messy if you do it right. When an evaporator cooler (swamp cooler) motor is running this hot it is either about to fail or already has. This is the effect of insufficient airflow through the pads (refer to previous post) which makes the motor work harder until it over heats. Beyond motor failure, the excess heat will transfer into the motor pulley and motor belt ultimately breaking those components down until they fail as well. Sometimes the hardest part about an HVAC job is where the system is located. They can be higher up on roofs, deep inside of dark crawl spaces, or anywhere in between. When it comes to evaporator (swamp) coolers the truth is that they are very simple. Most home owners could maintenance and even repair issues with these type of systems on their own. BUT sometimes the thought of climbing up to it just doesn’t sit well. Always reach out to a professional if you do not feel 100% comfortable with going up and working on this type of equipment. Water pumps are an essential component to evaporator coolers (swamp coolers). Without them you wouldn’t have any water to provide the “cooling” effect inside the home. They need to be protected by a screen that can effectively filter out bugs, leaves, dust, or any other particles that can enter into the housing compartment of the system. If not cleaned or replaced at proper times the screens can become clogged and minimize or completely restrict the amount of water the pumps need to work properly. If the pumps run for long enough without proper water supply then they will eventually burn out. Also, if the filters aren’t effectively placed then they can allow particles into the pumps and eventually cause them too fail that way too. It’s simple and cheap to make sure a water pump screen is in place and doing the job right. Feel free to reach out with any questions or to schedule a service! Always happy to help! 😎
