Final top coat of traffic HD on these floors that we sanded & refinished! A lot of folks seem to be rolling their water base these days, not us though. T-bar is our preferred applicator for a smooth and solid coat of finish!

Could you believe you’re looking at 125+ year old floors?? 🤯🤯

Even with the before & afters it’s hard to believe. This was a true restoration — intensive repair work using every bit of the original floor we could save. The lighter wood you see is new material we installed in an addition to the original floor plan.
The handrails are also 19th-century 2x4s from the building that we milled down and repurposed. Love how they add a cool touch of history to the modern look!

Making a second pass on these floors, after sanding the floors on an angle we straighten it out with the 36 grit to remove the sanding marks and any remaining finish.

Another one in the books ✅ Natural red oak newel posts & handrail done with the chunky 3/4” black iron balusters. This was a first for us doing the bigger balusters and I’ve gotta say, definitely a big fan of the look and hope to use them again soon!
