Basement Moisture, Mold & Surface Remediation
Project: Six-Unit Apartment Building – Basement & Common Areas
Scope of Work: Moisture & Dampness Remediation / Wall Replastering / Floor Patching
⸻
PROJECT DESCRIPTION
The basement walls and surrounding areas were experiencing significant moisture, dampness, and soil/mud accumulation. These conditions were contributing to persistent musty odors and creating an environment conducive to mold growth.
The moisture-related odor had become noticeable throughout the building, including common hallways and stairwell areas, resulting in tenant complaints and concerns regarding the condition of the property.
Rabbit Restoration was contracted to address the affected areas, properly prepare the surfaces, and improve the condition of the basement to help reduce moisture-related problems and prevent further deterioration.
WORK PERFORMED
1. Basement Wall Surface Preparation
* Thoroughly cleaned and removed loose dirt, soil, mud, and deteriorated material from affected basement walls.
* Prepared wall surfaces to provide a clean and suitable substrate for the new cementitious coating.
* Removed loose and compromised surface material where necessary.
2. Cement Mortar / Waterproofing Replaster
* Applied a heavy-duty cement mortar/plaster coating designed for moisture-resistant applications.
* Replastered affected basement walls with a thick, durable cementitious layer.
* Properly filled and sealed surface irregularities and areas of deterioration.
* Finished surfaces to provide improved durability and resistance to moisture-related deterioration.
3. Basement Floor Patching & Surface Repair
* Removed loose soil and mud from damaged areas of the basement floor.
* Patched and repaired low/open areas where water and moisture could accumulate.
* Improved the affected floor surfaces to help minimize standing water, damp conditions, odors, and future moisture-related deterioration.
PROJECT OBJECTIVE
The primary objective of this work was to restore and improve the affected basement areas, address visible moisture-related deterioration, and help reduce conditions contributing to persistent musty odors and potential mold growth.
This type of preventive maintenance can help protect the building’s interior environment, reduce tenant complaints, and prevent moisture-related damage from becoming a larger and more expensive problem.
⸻
PROFESSIONAL RESULT
Before: Damp, deteriorated basement walls with soil/mud accumulation, excessive moisture, and persistent musty odors.
After: Properly cleaned and prepared surfaces with new cementitious moisture-resistant plaster, repaired floor areas, and an improved basement environment.
