Before anyone asks what an ADU should look like, the more important questions are about what's actually possible. In Reno, a minimum lot size of 5,000 square feet is required. The unit must sit behind the primary residence, comply with setback requirements, and include off-street parking. Solar panels are now required for new detached units under state law. In parts of California near Lake Tahoe, there's an additional layer of review through the TRPA. These aren't details you discover at the end. They shape the project from the start. If you're exploring this possibility, I put together a planning guide that covers the early feasibility questions. Send me a message and I'll share it.

A good building project doesn't happen because of one person. It happens because the right team is in place from the beginning.

For R and K's ADU project, I brought in Kevin Brittner of Brittner Builders early in the design process. Kevin worked alongside us throughout, providing cost feedback as the design evolved so decisions could be made with real numbers in mind — not guesses.

From the first excavation in early December to the final Certificate of Occupancy the following May, Brittner Builders guided the project through with consistency and care. That kind of partnership is worth recognizing.

When we first started designing R and K's accessory dwelling unit in Reno, ADUs weren't yet legal in the city. We knew legislation was moving through, but nothing was finalized. So the project began as a guest house — a legal designation that permitted everything except a working stove in the kitchen.

When the new ordinance was adopted, we were able to convert the design to a full ADU during construction. The project moved forward without delay.

Knowing what's about to change — not just what's currently on the books — is part of what allows a project to stay ahead of the process.

After nearly forty years in their Reno home, R and K were ready for something smaller. Their adult son was searching for a house for his growing family. The solution they found didn't require anyone to move far.

Their lot was large enough to build an accessory dwelling unit — a smaller, complete home on the same property. Their son purchased the existing house. They built the ADU. Now two households share one piece of land, each with their own space, close to the people they love.

It's the kind of solution that only becomes visible when you stop and look at what you already have.
