This is a cement tile roof that has not been cleaned in a long time. I gave it a refresh. I replaced all the broken tile, cleaned out the valley debris, and pressure washed the entire roof, and then gave it a soft wash treatment to prevent anymore moss growth. Soon, we will offer a sealing paint, that will keep the roof looking much cleaner, for 10 plus years and significantly reduce maintenance costs.

This customer had a leak in their roof. They tried a quick fix and smeared the area with tar to stop it.

While it did stop the water, the problem with sealing everything up like this is that it also traps moisture. Roofs should always be shedding water; when water gets trapped, it is much more likely to cause more damage.

If you have a roof leak:

Use a tarp and sandbags: This is the best way to temporarily cover the leak and keeps the cost down to fix the leak.

Don't use nails: Nailing down a tarp creates more vulnerable spots on your roof and leads to a more expensive repair.

This is a classic issue with tile roofs, especially given the heavy tree debris in our Pacific Northwest environment.

Underneath these tiles lies metal flashing designed to channel water safely off your roof. When leaves, needles, and debris build up in the valley, they create a natural dam. Water backs up behind this debris, eventually spilling over the edge of the metal flashing and finding its way through the underlayment into your home.

Clearing out these valleys is a quick, inexpensive fix—and it prevents what could otherwise turn into a very costly water damage repair down the road.

Another chimney! The flashing on this chimney was done improperly, missing essential flashing and relying on sealant to prevent water intrusion. I trimmed back the existing counter flashing, installed the proper metal flashing around the chimney to prevent leaks.

Chimneys are exposed to the elements much more than the siding on the side of your house. The chimney is exposed to the sun all day, and gets far more water exposure. They fail more quickly, and can create a leak that can cause more damage sight unseen until the problem becomes big enough to see, which at that point is much more expensive to repair. We replaced the corner trim and boards on top under the metal flashing, sealed it all with new sealant and new matched paint. We specialize in repairing only what needs repaired, saving you money.

This is what happens when you don't trim tree branches away from your roof!

This house has a beautiful English walnut tree growing right next to it, but the branches grew too close and touched the roof. We cut the branches back before taking these pictures.

As you can see in the photo, one branch rubbed against the roof so hard that it wore a hole straight through the shingles and the wood underneath, opening right into the attic.

We were able to patch up the hole, and we trimmed the tree way back so it won't damage the house again.

Please call us if you have a tree touching your roof! It is a matter of time before it creates a leak that could cost much more than just getting some branches trimmed back.

I just wanted to share some of the work we did semi-recently. All too often, the trim on people's homes fails before the siding does. We are able to replace just the trim, get it all sealed back up, and painted to match. This gives your siding more life and protects your house from further water damage. This is an example of corner trim, but there is also trim around windows and doors. Some obvious signs of water damage are when the paint starts peeling, it feels soft to the touch, and/or mushrooms start growing on it. On this job, the chimney was somehow not leaking, it was noticed by a home inspector. As you can see in the picture, the original metal tucking was missing pieces and put together poorly, leaving open gaps where rain could bypass the shingles entirely. To put this home back into watertight condition, I tore out that old metal, tucked new flashing deep into the mortar joints, replaced the bottom pan, and installed new shingles to tie the whole area back together.
