🤔Did California ban gas water heaters? Here’s the truth:
Not quite, and getting this wrong could cost you thousands.
Here’s the actual rule: starting January 1, 2027, the Bay Area Air Quality Management District will require all new water heaters sold and installed here to be zero-emission (electric/heat pump). This isn’t statewide yet, it’s a Bay Area rule, but California has its own version coming by 2030.
What this does NOT mean: you don’t have to rip out a working gas water heater. It’s a point-of-sale rule. If yours is running fine, it can keep running.
What it DOES mean: if your gas water heater dies after January 1, 2027, you legally cannot replace it with another gas unit. You’ll be required to install a heat pump water heater, which often means electrical panel upgrades and a much bigger bill, sometimes triple a standard swap.
Why 2026 matters: if your water heater is already 8+ years old, it’s living on borrowed time. Replacing it now, before the deadline, means:
→ You still have the choice between gas and electric
→ You lock in today’s install costs instead of an emergency-replacement price spike
→ You can still access rebate money before those programs run dry
→ You skip the permit backlog that’s already building as the deadline gets closer
