My son in law is from South Korea, and his parents were in town this weekend for the wedding. His dad happens to be an architect back home, so of course we got to talking about building practices, the same stuff we cover on this channel all the time.
I walked him through what we deal with here: homes framed in wood, flashing failures, water getting into places it shouldn't, and how all of that ends up as water damage, mold, and indoor environmental health problems down the road.
He laughed. Not at me, but because in South Korea they just don't build this way. It's poured concrete and concrete forms, and the whole approach is built around keeping water out from day one. Drainage, ventilation, and preventing water damage before it can ever start.
That is exactly what I mean when I say build intentionally. It is not about fear or fancy materials. It is about changing the focus to how water moves and how a home stays dry, so these sick homes never happen in the first place.

The smallest details do the quiet work.
On the inside of our makeup-air intake there's a simple plastic flap that works as a one-way damper. Under negative pressure it's held open and clean air flows in. If that pressure ever drops, it falls shut on its own, so nothing backs out through the intake into your clean space.
Small step. Real safeguard. This is the kind of intentional detail that separates a highly successful remediation from just okay. No scare tactics, just doing it right, even where you'll never see it.

I get asked all the time about the healthiest building materials. Low-VOC paint. Organic insulation. Non-toxic finishes. Those are good questions, and I'm glad people are asking them.
But here's what I tell folks before we ever get to material selection: none of it matters if the house isn't flashed and built to keep water out.
Water doesn't care how clean your materials started. Wet "organic" insulation still grows mold. Wet framing still rots. And when it does, you don't get to keep the healthy version. You tear it all out and do it over.
Proper flashing, drainage planes, and moisture management are the foundation everything else sits on. Get the building science right first. Then your material choices actually get to do their job for the life of the home.
Build it to stay dry. That's what protects your family and your investment.

The Wall Street Journal just ran a piece on mold in homes and homeowners wanting builders to pay. I agree with a lot of it.
Here's what most people miss: if a house is built wrong, you may never find the mold. It gets sealed behind the finishes and hides until the moisture finally reaches you. No test fixes that.
The fix isn't a lawsuit. It's how we build. Get back to the basics, take pride, and support local builders, because when your neighbor builds your home, they're accountable to you.
Build it right. Build it local.

This is part 2 of the chimney job, and today it finally came down. If you followed part 1, you know the setup: no flashing, no seal or Tyvek behind the chimney, just J channel doing a job it was never meant to do, paired with block and mortar that were already failing. Water had every reason to get in, and it did.
Here is why this matters. If you want to solve a mold and moisture problem, you have to understand how a building is actually put together and how water moves once it finds a way in. Water does not stay where it starts. It got past the chimney, soaked into the sheathing, spread into the living room drywall, and worked its way down through the structure where nobody could see it.
Once the chimney came down, we could finally see the extent of it. And here is the honest part: the more that came down, the more rot we found. That is usually how it goes when water has been getting in season after season.
So this side of the house gets a real fix. All new framing, new ZIP board, and a fresh, healthy start for this family. Find the source, remove what is damaged, rebuild it right. Stay tuned for the next stage.

So today we are kicking off the demolition of this chimney, and here is what made it a problem, because it was not just one thing.
Flashing and caulking are what seal the joint where a chimney meets the wall. On this one there was none. It was just J channel, and J channel is trim, it is not waterproofing. Pair that with block that is degrading and mortar joints that are breaking down, and the whole chimney starts acting like a sponge.
That right there is why the moisture never stayed put. It soaked into the sheathing behind the chimney, you can already see the wood rot in it, and it tracked all the way into the living room and down through the building space.
This one is coming down in stages, and we are remediating it from the outside in and the inside out. Stay tuned for the next part.

There's a habit that separates a controlled jobsite from a messy one, and it's not the big cleanup at the end. It's the small ones all day long.
The temptation is to let everything pile up and knock it all out with one final push. Problem is, every time you disturb settled dust and debris, it goes airborne again. Then it lands. Then the next pass kicks it right back up. You end up chasing the same particulate around the room for hours.
Keeping a generally clean workspace throughout the job keeps that debris down instead of aerosolized over and over. Less re-suspension while you work, and a final clean that actually lands the way it's supposed to.
It's not about a spotless-looking room mid-job. It's about controlling the air the whole time, so the last clean is the finish line — not a rescue mission.
Clean the whole time. Not just at the end.

A basement had a joist showing clear water damage and microbial growth. Several people had already looked at it and landed on the same story: it's probably not getting wet anymore, and the damage likely happened before the siding went on.
Here's the thing. There is no siding on this house. It's brick.
That's not a small detail. When the theory doesn't match the way the building is actually put together, the theory is wrong. So we did what you do when you want the truth: we started ruling things out. Knowing how a brick facade is built, where it's sealed, and where water is supposed to shed tells you exactly where to go looking when it isn't behaving.
What we found on camera: gaps and holes in the window frame seal caulk, and penetrations straight through the brick facade. Pair those entry points with the low-lying areas water naturally collects toward, and you get precisely what the joist is showing. Not old. Not finished. Still active.
Finding a water source isn't guessing. It's elimination. You knock out what it can't be until you're left with what it is, and construction knowledge is what makes that fast instead of a shot in the dark.
And once you find it, the job isn't over. Caulk fails, seals age, masonry opens up over time. Ongoing maintenance is part of owning a home. It's the difference between a small fix now and a moisture and mold problem later.
Know the build. Find the source. Then keep it maintained.

People think remediation is about ripping out the drywall. It isn't.
Watch where the HEPA vacuum is sitting in this clip: right below the cutter, catching the dust as it comes off the blade. That's the whole point.
When you cut a building material, you aerosolize whatever is living in it. Spores, fragments, fine particulate, all of it goes airborne the second the blade touches the wall. If that gets loose inside the home, you haven't removed a problem, you've spread it.
So here's the honest answer to "why do it this way anyway?" The removal is the easy part. Any crew can pull drywall. What separates a remediation that actually works from one that just looks finished is control of the air. Source capture at the cut, negative pressure, containment holding the line. Get the airborne piece right and the outcome takes care of itself. Get it wrong and no amount of cleanup on the back end fixes it.
We don't chase how the wall looks when we're done. We control what leaves the wall while we're working. That's the job.

Anybody can hang plastic. On a job this size, the difference is the plan behind it.
Bigger remediations usually go sideways for one reason: the work zones bleed into each other. Dust tracked into clean rooms, one area's demo becoming the whole house's problem. Building the entire project around a single central decon chamber fixes that at the root. Every zone stands on its own, and everything that comes out of demo travels one controlled path to the door.
The signs you'll see posted aren't there to scare anybody. They mark the boundary. Authorized personnel only, respirators and protective clothing required. That's how the people living here stay safe and the clean parts of the home stay clean while heavy work happens a room away.
