Before I walk through your door, I need you to do one thing. Nothing. Do not clean. Do not vacuum. Do not wipe down the bathroom, move boxes out of the basement, or tuck things away in the closet. I know the instinct is to tidy up before someone comes over -- but a mold evaluation is not a visit. It is an investigation. Every stain, every dusty surface, every item sitting in an odd place is a potential clue. When you clean before we arrive, you are not helping us. You are altering the puzzle. What looked like dust on that shelf might have been exactly what I needed to see. What you moved out of the corner might have been the piece that explained everything. Your family has been sick. Power just came back on? Before you celebrate, pull that refrigerator and freezer out from the wall. If it defrosted while you were out, you may have had standing water sitting against baseboards or under the unit for hours -- possibly days. Kitchens are already high-dust environments, and dust plus moisture equals a mold-friendly situation that most people never think to check. This isn't scare tactics -- it's a two-minute inspection that can save you a remediation bill down the road. Pull it out, look behind it, dry it out if needed, and keep an eye on it for the next few weeks.

Your brand new drywall came pre-loaded with mold spores. Not because of a leak. Not because of neglect. Because of how it was manufactured.
A 2017 peer-reviewed study published in Indoor Air tested 13 drywall samples from 13 different manufacturers. Every single one grew mold within 70 days -- with no active water source. Humidity alone was enough to activate spores already embedded in the paper facing.
The species they found? Stachybotrys chartarum. Chaetomium globosum. Aspergillus hiratsukae. Dormant. Factory-sealed. Waiting.
This is why drywall sanding without proper containment is not just a mess -- it is a contamination event. You are aerosolizing spores that were already in the material before the first nail was ever driven.
Containment and HEPA cleanup on new construction are not precautions for the paranoid. They are the correct response to what the science actually says is inside the material.

There's no universal cleaning protocol in remediation. Anyone telling you there is -- isn't thinking, they're following a script.
HEPA vacuuming, damp wiping, wire brushing, sanding, blasting -- these are all tools. And like any tool, what matters is knowing when to reach for it and why. Wet a surface before physical removal and you keep spores from going airborne. Wire brush wood that's deeply embedded and you actually remove contamination instead of smearing it. Sand a concrete block floor differently than a wood joist. Some situations call for one technique. Some call for three in combination. The "HEPA sandwich" sounds impressive. So does "HEPA pizza." But a catchy name for a sequence isn't a substitute for reading the material in front of you and making a decision based on what's

actually there.

That dehumidifier in your basement running at 50% relative humidity? It's doing its job. But it's not telling you the whole story.
Cold surfaces don't care what your hygrometer reads. Rim joists, slab edges, block wall faces, and buried pipes can be condensing moisture silently -- and feeding mold -- while your unit hums along showing "normal."
Humidity in the air and moisture on surfaces are two different conversations. One dehumidifier reading is not a mold clearance. It's one data point.
A real basement moisture investigation includes surface temperature differentials, pressure dynamics, airflow patterns, cavity sampling, and a trained eye looking where the moisture meter actually needs to go.
If your basement "passed" because the dehumidifier looked fine, you may not have the full picture.

A family contacted me this week about their new build. I haven't been on site yet -- but what they described is exactly the scenario that keeps me up at night.
This past weekend their framing got extremely wet. Summer rain hit hard. The builder's response? Rush to get the walls and roof on.
No dry-out. No moisture removal. No plan.
That might be survivable if there was a contingency in place -- but there wasn't. And that is exactly how hidden mold gets built into a home that was supposed to be healthy.
Here's what should be happening on every new build: we work toward dry standard at all times. Every stage -- framing, sheathing, mechanicals -- has a moisture target, and we track toward it. And when it rains, because it will rain, there is a protocol. We dry the materials before we move forward. We do not close walls over wet wood and call it done.
The moment you finish over moisture, you have hidden it. And hidden moisture becomes hidden mold. That mold is now inside the envelope of the home. It ships with the house.
Don't build a healthy home on a wet foundation. Get a consultant in the process before it gets buried.

Peace of mind isn't a checkbox -- it's a practice. In remediation, we often measure success in square footage removed, spore counts reduced, or clearance numbers met. But none of that matters if the client walks back into that space and their chest gets tight.
If the protocol says 16 inches of drywall but your client cannot sleep unless 3 feet comes out, that conversation deserves to happen. If the protocol says keep the couch but every time they sit on it they relive the worst months of their life -- that couch is still making them sick.
Healing is not just biological. It is psychological. It is emotional. It is spiritual. A person cannot recover in a space that their nervous system still perceives as a threat.
