The story behind WarrenBuilds isn’t one of uninterrupted growth.

Like many construction businesses, we’ve lived through the cycles of this industry—and the 2008 housing crash was one that changed everything for our founder, Shane Warren.

At the time, Shane was building homes and developing land. When the market collapsed, contracts disappeared, buyers backed out and projects that once represented opportunity quickly became financial obligations.

What followed was a nearly 10-year climb back.

Shane made the decision to face those obligations head-on. He worked directly with vendors, established payment plans—some lasting five or six years—and kept paying.

Month after month. Year after year.

Until every one of them was paid back.

Experiences like that leave a mark.

For Shane, one of those reminders is surprisingly simple: a watch he still has a hard time allowing himself to buy.

At Lake Presidential Golf Club in Upper Marlboro, MD, Shane Warren had the honor of recognizing Sr. Project Manager Ermias Legesse for five years with WarrenBuilds and presenting him with the coveted teal hard hat.

The color is intentional.

Teal is the color of WarrenBuilds. You’ll find it in our logo and across our projects. And after five years, you earn the right to wear it on your hard hat, too.

It represents more than tenure. It represents five years of showing up, growing with the company, supporting the people around you, and becoming someone your teammates know they can depend on.

And that’s Ermias.

WarrenBuilds congratulates Wayne Frazier on becoming the first-ever recipient of the Reginald F. Lewis Titan Award, presented at the Md. Washington Minority Companies Assocation (MWMCA) Black Business Advancement Awards.

The award carries the name and legacy of Reginald F. Lewis, a Baltimore native, lawyer, entrepreneur, and business leader widely recognized as the first African American to build a billion-dollar company. By 1992, his company, TLC Beatrice International, had reached $1.8 billion in annual sales.

Lewis built his career around persistence, ambition, and creating opportunities where they did not previously exist. His well-known mantra, “Keep going no matter what,” continues to inspire generations of Black entrepreneurs and business leaders.

It makes Wayne’s recognition as the inaugural recipient especially meaningful.

For decades, Wayne Frazier has advocated for and advanced Black- and minority-owned businesses, helping create opportunities and strengthen representation within Maryland’s construction industry and broader business community.

We were also proud to be joined in celebrating this milestone by Andy Scherer, Vice President at The Whiting-Turner Contracting Company; Deena Joyce at the Baltimore City Department of Public Works; and many other leaders and advocates from across the region.

Congratulations, Wayne, on a well-deserved honor and a career spent opening doors for others.

What happens when the market wipes out the business you thought you had figured out?

For Shane Warren, President of WarrenBuilds, the 2008 downturn wasn’t a rough year.
It was a 10+ year climb back.

Shane had started his career as a mechanical engineer before making the jump into residential construction. Business was booming. Projects were coming faster than he could take them.

Then the market collapsed.
He was left holding land developments, buyers backed out, banks failed, and the debt kept piling up. He describes it as the hardest period of his business life.

But instead of walking away, Shane dealt with it head-on.
He called vendors. Negotiated payment plans. Paid some debts a few thousand dollars at a time. And kept going until, more than a decade later, they were paid off.

That experience also changed how he runs WarrenBuilds today.
Keep fixed expenses low. Maintain cash. Build flexibility into the business. And never assume the good market will last forever.

His breakout moment wasn’t one big win.
It was surviving the loss.
