THE CHEAPEST ROOFING ESTIMATE ISN’T ALWAYS THE CHEAPEST ROOF.
When you’re getting multiple estimates for a new roof, it’s completely normal to compare the numbers. In fact, we encourage homeowners to get multiple opinions.
But here’s where things can get tricky:
Not every estimate is apples to apples.
A $10,000 estimate and a $13,000 estimate might look like they’re offering the exact same thing until you start looking at the fine print.
What shingles are actually being installed?
What type of underlayment is included?
Is ice and water protection included in the vulnerable areas?
What happens with the existing flashing?
Are pipe boots and other roof penetrations being replaced?
Is proper ventilation being addressed?
What happens if damaged decking is found?
Is the cleanup and disposal included?
What kind of workmanship warranty are you actually getting?
And perhaps most importantly…
What isn't included?
These are the details that can make a major difference in the quality and longevity of your roof.
We’ve seen plenty of estimates where the bottom line looks great, but important components of a complete roofing system are either missing, unclear, or left as an additional cost if something is discovered during the project.
That doesn’t necessarily mean the contractor is doing something wrong. Sometimes they simply have a different scope of work.
The important thing is that you know what you’re comparing.
Your roof is one of the most important systems protecting your home. It’s not just shingles nailed to the roof deck. There are multiple components that need to work together and the details matter.

It should tell you exactly what you're getting.
We’d rather spend a little extra time walking a homeowner through the scope than have them find out six months later that something they assumed was included actually wasn't.
So when you're comparing roofing estimates, don't just ask:
“Who is the cheapest?”
Ask:
“What am I actually getting for that price?”
Because the lowest number on the page doesn't always mean the lowest cost over the life of your roof.
Compare the details. Compare the materials. Compare the scope. Compare the warranties.
