Price it while you design it.

Too many custom homes get designed first and priced last. The drawings get finished, the bids come in over budget, and everyone goes back to the drawing board. That costs months, and the details you loved are usually the first to go.

There’s a better way. Bring the builder in while the design is still taking shape.

When we’re at the table early, we give cost input at every step. We price each trade line by line instead of guessing. We price the site work, foundation, septic and utilities up front. We plan in ERV fresh air and dehumidification to reduce mold risk. And we make sure the details look right and can be built right.

You get updated estimates as the design develops, so you know what each decision costs before you make it.

The homeowner gets a real number. The architect’s design gets built the way it was drawn. The builder gets a plan that works. One team, one goal.

Build now or wait?

We get this question a lot. Here’s the honest answer.

Waiting usually doesn’t save money on a custom home. It costs money.

At 5% to 10% yearly cost escalation, a $2M home could cost $550K to $1.2M more if you build it 5 years from now.

Skilled construction labor is up 5.2% in one year.

Construction materials are up 7.4% in one year.

There’s also a cost that doesn’t show up on the estimate. Every year you wait is a year you don’t live in the house you planned.

Sometimes waiting is the right call. If your land, budget or financing isn’t settled, take your time. But if you’re waiting for prices to come back down, it rarely pays off.

You can refinance a rate. You can’t refinance the price.

The smart move is to start the design now. You’ll lock in a real line-item number early, make decisions while they’re still cheap, and be ready to build when you are.
