Every homeowner should know where the main water shut-off valve is before an emergency happens.

Take a few minutes this week to:
• Locate your main shut-off valve
• Make sure boxes or storage aren't blocking access
• Show other adults in the home where it is
• Know which direction closes the valve
• Never force a valve that is stuck or badly corroded

One small fall chore can help prevent a much bigger winter plumbing problem. 🍂

Before freezing temperatures arrive, disconnect garden hoses from outdoor faucets.

Leaving a hose attached can trap water inside the faucet and connected pipe. When that water freezes and expands, it can put unnecessary pressure on the plumbing behind the wall.

Your quick fall checklist:
• Disconnect garden hoses
• Drain and store them for winter
• Check outdoor faucets for leaks
• Protect exposed plumbing where needed

Common situation in older Tulsa homes: a single pinhole leak in a water line. Plumber A says "spot repair." Plumber B says "you need a full repipe." Both can't be right.

How we approach it.

If we find one isolated leak in a plumbing system that's still mostly in good condition, a spot repair is often the right solution. We replace the failed section, you get years more out of the system, and you save thousands.

Most water heaters last 8–12 years. They rarely fail without warning. Five signs to watch for:

1. Discolored or rusty hot water, corrosion inside the tank.
2. Banging, popping, or rumbling sounds, sediment buildup is forcing the heating element to overwork.
3. A puddle or staining at the base of the tank, even a small leak means the tank is compromised.
4. Hot water that runs out faster than it used to.
5. The unit is over 10 years old (check the date code on the manufacturer label, first four digits = month + year).

Catching these signs early gives you time to plan a replacement on your terms, not on the morning the tank floods your garage.
